KNOW ALL MEN BY THESE PRESENTS THAT, Manor Vail Condominium Association, a Colorado
non-profit corporation, representing the owner's of all that real property situated the Town of
Vail, Eagle County, Colorado, described as follows:
A parcel of land defined as Lot A as shown on The Final Plat and Resubdivision of Manor Vail,
A Resubdivision of Lots A, 8, C, Vail Village, Seventh Filing, Town of Vail, Eagle County,
Colorado as recorded on July 5. 1991 in Book 557, Page 362 in the Office of the Clerk and
Recorder of Eagle County, Colorado;
has by these presents laid out, platted and subdivided the same into lots and blocks as shown
on this final plat under the name and style of Manor Vail (A Condominium), a subdivision in
the Town of Vail, County of Eagle; and does hereby accept the responsibility for the completion
of required improvements; and does hereby dedicate and set apart all of the public roads and
other public improvements and places as shown on the accompanying plat to the use of the
public forever; and does hereby dedicate those portions of said real property which are
indicated as easement on the accompanying plat as easements for the purpose shown herein,
unless otherwise expressiy provided thereon; and does hereby grant the right to install and
maintain necessary structures to the entity responsible for providing the services for which the
easements are established.

4) The sole purpose of this Condominium Map is to accurately depict the °Expansion Property' as that term is
defined in the Second Amendment to the Amended Dedaration of Manor Vail (A Condominium) recorded
November 18, 2004, under Reception No. 898790, together with Exhibit A thereto consisting of certain maps
and plans recorded separately on December 17, 2004 under Reception No. 900960, each in the real property
records of Eaqle County, Colorado (the "Second Amendment to Declaration").
5) Inter-Mountain Engineering, Ltd. did not perform a title searoh of the subject property to establish
ownership, easements or rights of way of record. Record documents utilized in the preparation of tfiis
condominium map were provided by Land Title Guarantee Company, order No. V50000965-5, dated November
24, 2004.
6) According to Colorado Law you must commence any legal action based upon any defect in its survey within
three years after you first discover such defect. In no event, may any action based upon any detect in this
survey be commenced more than ten years from the date of certification shown hereon.
7) Manor Vail Condominiums are subject to the condominium declarations recorded in conjunction with the
following condominium maps: Map of Manor Vail, recorded January 5, 1966 at Reception No. 102949; First
Supplement to Map of Manor Vail, recorded October 13, 1966 at Reception No. 104836; Amendment and
Second Supplement to Map of Manor Vail, recorded September 11, 1968 at Reception No. 108794; Map of
Manor Vail North, recorded November 28, 1967 at Reception No. 107017; First Supplement to Map of Manor
Vail North, recorded October 4, 1968 at Reception No. 109206; Second Supplement to Map of Manor Vail
North, recorded April 2, 1969 at Reception No. 110431; Final Plat and Resubdivision of Manor Vail, recorded
July 5, 1991 at Reception No. 453494; Third Supplement to Map of Manor Vail, recorded March 23, 1993 at
Reception No. 500765. To the extent depicted hereon, this Condominium Map supersedes and replaces all
previous maps for Manor Vaii (A Condaminium).
g� The new condominium units to be created as part of the Expansion Property as depicted on the
Condominium Map shall be incorporated into Manor Vail (a condominium) by the subsequent filings of
supplemental map(s) and supplemental declaration(s) as described in the Second Amendment to Dedaration
(defined in Note 4 above). The right to create such new units shall expire fifteen (15) years from the date
ot recording of the Second Amendment to Declaration pursuant to the terms of the Second Amendment to
Declaration. The zoning applicable to the Expansion Property is the same zoning as is applicable to Manor
Vail Condominiums as described in Note 7 above.
9) Shaded areas are the °Expansion Property" as defined in the Second Amendment to Declaration (described in
Note 4 above).
