i) This subdivision is subject to easements and agreements that are specifically identified
and set forth in covenants, conditions, and restrictions recorded apart fro�m this plat.
2) "Existing 20' Overhead Electric Easement" is shown as described in an easement
agreement between Holy Cross Electric and the Town of Vail, recorded in Book
at Page . Location is based on field survey of lines and down guy anehors in
place.
3) Ingress/Egress & Utility easement extending easterly from the Rockledge Road
right-of-way is for the benefit of Lots 2, 3A, 38, 4, and 7. The location of this
easement was determined from existing use. See dedication on Sheet i. The rights
associated with the Ingress/Egress 6 Utility easement may be further defined by a
declaration recorded apart from this plat.
4) That portion of Lot 138 lying south of the North line of Lot 2 of Rae'ther Minor Sub.
shall be subject to a maintenance easement which is hereby dedicated to the Town of Vail.
5) Rockledge Road right-of-way was determined by survey of the existing asphalt roadway.
and therefore varies in width.
6) Fifteen foot road easement adjoining the South line of Block 7 Vail Village Filing 1
is hereby vacated in part and as shown hereon. According to the plat of V'ail Village
Filing 1 there is a ten foot utility easement ten feet North of and adjoining the
South line. This easement shall remain in place.
7) The ten foot utility easement adjoining the line common to Lots 4 and 7 of Block 7
Vail village First Filing is hereby vacated in part. A ten foot utility easement lying
five feet on each side of Lots 4 and 7 of this plat is dedicated hereon.
B) No buildings as defined by the Town of Vail zoning regulations shall be constructed
on those portions of Lots 2 through 138 lying south of the North line of Lot 2 of Raether
Minor Sub. Maintenance of existing improvements on said parcels shall be permitted.
Development rights (including but not limited to gross residential floor area, site
coverage and setbacks) shall be computed by the Town of Vail based upon tatal lot
area and new lot boundaries, notwithstanding said building restrictions.
9) Tract A is subject to a restrictive covenant prohibiting certain uses a�s more fully
set forth in a declaration recorded apart from this plat.
10) Lots 3A, 38, 10A. 10B, and 13B are portions of two-family lots. Two family lots are
considered one entity for zoning purposes.
11) The "Common Parking Easement" identified on Lot 3B is solely for the benefit of
