Know all men by these presents that Susan L. Tjossem, being sole
owner in fee simple of all the real property situated in the Town
of Vail, Eagle County, Colorado, described as follaws:
A tract of land lying in Parcel A, Lion `s •Ridge �ubdivision, Filing
No. 2, a subdivision recorded in the office of the Eagle County,
Colorado, Clerk and Recorder, said tract beisg more particularly
cYescribed as follows:
Beginning at a point on the �utherly right-of-way line of Buffehr
Creek Road (previously know as Lion's Ridge Loop), as said right-
of-way is shown on the recorded plat of Lion's Ridge Subdivision,
Filing No. 2, whence the North 1/4 corner of Section 12, Township
5 South, Range 81 West of the 6th Principal Meridiar� bears
N60°55'39"E 1259.53 feet; thence �he following three courses along
said southerly right-of-way line: (1) 549°45'56"W 50.,77 feet; (2)
240.51 feet along the arc of a curve to the right having a radius
of 1128.?1 feet, an interior angle of 12°12'32", and a chord which
bears S55°52'12"W 240.06 feet; (3) S61°58'28"W 456.74 feet; thence,
departing said right-of-way line S11°59'06"E 65.01 feet; thence
N72°26'42"E 35.00 feet; theiice N76°47'S9"W 382.54 feet; thence
S44°59'18"E 80.00 feet to a point on the southerly boundary of said
Parcel A; thence the following two courses along said southerly
boundary: (1) N68°15'00"E 320.00 feet; (2) N50°05'00"E 100.00 feet,
thence, departing said southerly bounaary, N27°02'59"W 208.26 feet;
thence S62°57'01"W 121.06 feet, thence NO3°52'59"W 91.61 feet to
the point of beginning, containing 3.619 acres, more or less.
Has by these presents laid out, platted and subdivided the same
into parcels as shown on this final plat under the name and style
of "Elk Meadows Subdivision", a subdivision in the Town of Vail,
Eagle County, Colorado; and do hereby dedicate and set apart all
of the public roads and other public improvements and places as
shown on the accompanying plat to the use of the public forever;
and do hereby dedicate those portions�of said real property which
are indicated as easement on the accompanying plat as easements
for the purpose shown hereon; and do hereby grant the right to
install and maintain structures to the entity responsible for
providing the services for which the easements are established.

This plat approv_gd by the wn Council of the Town of Vail,

with the Clerk and Recorder of Eagle County and for conveyance to
the Town of Vail of the public dedications shown hereon; subject
to the provision that approval in no way obligates the Town of Vail
for maintenance of roads dedicated to the public until construction
of improvements thereon shall have been completed in accordance
with Town of Vail specifications and the Town Council of the Town
of Vail has by a subsequent resolution agreecl to undertake
maintenance of the same. This approval does not guarantee that the
soil conditions, subsurface geology, ground water conditions, or
flooding conditions of any lot shown hereon are such that a
building permit or any other required permit will be issued. This
approval is with the understanding that all expenses involving all
improvements required shall be the responsibility of the subdivider
