KNOW ALL MEN BY THESE PRESENTS that Potato Patch Townhomes Partnership, a
Colorado general partnership, being sole owner in fee simple, and A.L. Shapiro
& Co., a Colorado general partnership, as mortgagee of all real property
situated in the Town of Vail, Eagle County, Colorado, described as follows:
A parcel of land in Lot 6, Block 2 of Vail/Potato Patch, Town of Vail, County

Beginning at a point on the southerly right-of-way line of Potato Patch Drive,
and the northerly line of said Lot 6, said point being a rebar with an aluminum
cap marked L.S. 17488 whence a rebar with a yellow plastic cap marked L.S. 11413
bears N. 70'08'47" W. along the southerly right-of-way line of Potato Patch
Drive and the northerly line of said Lot 6 for a distance of 220.67 feet.
Thence along the southerly right-of-way line of Potato Patch Drive and the
northerly line of said Lot 6 along, along the arc of a curve to the left for a
distance of 91.25 feet. Said curve has a radius of 50.00 feet and a central
angle of 104'33'53". The chord of said curve bears S. 56'00'37" E. for a
distance of 79.10 feet.
Thence S. 18'17�34" E. along the easterly line of said Lot 6 for a distance of
16.34 feet to the northeasterly corner of Phase I, 770 Potato Patch Drive as
recorded in Book 350 at Page 903 of the Eagle County records.
Thence S. 75'56'05" W. along the northerly line of said Phase I for a distance
of 234.19 feet.
Thence S. 75'S2'29" W. along the northerly line of said Phase I for a distance
of 114.02 feet.
Thence N. 14'13'13° W. along the northerly line of said Phase I for a distance
of 119.54 feet to a point on the southerly line of a Utility and Access Easement
as recorded in Book 536 at Page 293 of the Eagle County records.
Thence S. 87'42'15" E. along the southerly line of said Easement for a distance
of 20.09 feet.
Thence continuing along the southerly line of said Easement, along the arc of a
curve to the right for a distance of 20.24 feet. Said curve has a radius of
28.00 feet and a central angle of 41'24'43". The chord of said curve bears
N. 56'11'21" E. for a distance of 19.80 feet.
Thence N. 19'32�28" E for a distance of 20.00 feet, to a point on the
northerly line of said Easement and to the southwest corner of the Potato Patch
Townhomes Condominium Association Parcel as recorded in Book 556 at Page 991 of
the Eagle County records.
Thence S. 70'27'32" E. along the southerly line of said Potato Patch Townhomes
Condominium Association Parcel for a distance of 6.55 feet.
Thence S. 46'57�37" E. along the southerly line of said Potato Patch Townhomes
Condominium Association Parcel for a distance of 26.32 feet.
Thence along the southerly line of said Potato Patch Townhomes Condominium
Association Parcel, along the arc of a curve to the left for a distance of 116.56
feet, to the southeast corner of said Potato Patch Townhomes Condominium Association
Parcel. Said curve has a radius of 275.00 feet and a central angle of 24'17'03".
The chord of said curve bears S. 70'54'31" E. for a distance of 115.69 feet.
