GENERAL NOTES
1. Date of Survey. August 26, 1992
2. Basis of Bearing: From 72.13' witness corner (found rebar and cap) to the
center 1/4 corner of Section 11, Township 5 South, Range 81 West of the
6th Principal Meridian (found rebar and cap) S64'28'29"W, 613.03'.
3. This property is sub ject to protective covenants recorded in Book 464 at
Page 898, Book 490 at Poge 819 and Book 326 at Page 255 as recorded
in the office of the Eagle County Clerk and Recorder.
4. The centerline of Gore Creek and the 50' stream setback line is based upon
the thread of the stream as field located on September 19, 1991.
5. The 100 year flood limit shown is based on the Colorado Water Conservation
Board, Gore Creek Floodplain Informotion Study, prepared by Hydro-Triad,
Ltd., published June 1975.
6. This property is subject to access easements recorded in Book 572 at
Page 783, Book 265 at Page 903, 800k 404 at Page 228, Book 421 at Page 651,
and Book 464 at Poge 939, as recorded in the office of the Eagle County Clerk
and Recorder.
7. NOTICE: According to Colorado law you must commence any legal action
based upon ony defect in this survey within three years after you first
discover such defect. In no event may any action based upon any defect in
this survey be commenced more than ten years from the date of the
certification shown hereon.
8. Notwithstanding any provision in the Certification of Dedication and
Ownership, the filing of this final plat does not operate to dedicate any
portion of the property shown here to use by the public, and no such
rights of public use are granted by the owner except as may be

For zoning purposes, the six lots created by this subdivision are to be treated
as one entity with no more than than six residences allowed on the
