KNOW ALL MEN BY THESE PRESENTS that Potato Patch Townhomes Partnerships, a
Colorado general partnership, being sole owner in fee simple, and A.L. Shapiro
& Co., a Colorado general partnership, as mortgagee of all real property
situated in the Town of Vail, Eagle County, Colorado, described as follows:
A parcel of land in Lot 6, Block 2 of Vail/Potato Patch, Town of Vail, County
of Eagle, State of Colorado, according to the plat thereof recorded in Book
233 at Page 629 of the Eagle County Records; excepting therefrom 770 Potato
Patch Drive Condominiums, according to the Condominium Map thereof recorded

County records, said parcel of land being more particularly described as

Beginning at a point on the southerly right-of-way line of Potato Patch Drive,
and the northerly line of said Lot 6, whence a rebar with yellow plastic cap
marked L.S. 11413 bears S. 73'18'28" E. for a distance of 41.49 feet, said
point being the northwesterly corner of the Potato Patch Townhomes Condominium
Association Parcel as recorded in Book 556 at Page 991 of the Eagle County
records.
Thence S. 03'53'49" W. along the westerly line of said Potato Patch Townhomes
Condominium Association Parcel for a distance of 86.58 feet to a point on the
northerly line of the First Supplement to Potato Patch Townhomes Condominium
Association Parcel as recorded in Book 595 at Page 522 of the Eagle County
records.
Thence S. 19'32'28" W. along the northerly line of said First Supplement to
Potato Patch Townhomes Condominium Association Parcel for a distance of 20.00
feet.
Thence along the northerly line of said First Supplement to Potato Patch
Townhomes Condominium Association Parcel, and along the arc of a curve to the
left for a distance of 20.24 feet. Said curve has a radius of 28.00 feet, and a
central angle of 41'24'43". The chord of said curve bears S. 56'11'21" W.
for a distance of 19.80 feet.
Thence N. 87'42'15" W. along the northerly line of said First Supplement to
Potato Patch Townhomes Condominium Association Parcel for a distance of 20.09
feet to a point on the northerly line of Phase I, 770 Potato Patch Drive, as
recorded in Book 350 at Page 903 of the Eagle County records.
Thence N. 14'13�13" W. along the northerly line of said Phase I for a distance
of 27.50 feet.
Thence S. 75'38'06" W. along the northerly line of said Phase I for a distance
of 120.92 feet to a point on the easterly right-of-way line of Potato Patch
Drive.
Thence along the easterly right-of-way line of said Potato Patch Drive, and along
the arc of a curve to the left for a distance of 38.31 feet. Said curve has a
radius of 104.76 feet, and a central angle of 20'57'16". The chord of said
curve bears N. 01'50'15" W. for a distance of 38.10 feet.
Thence N. 12'18'S3" W. along the easterly right-of-way line of said Potato
Patch Drive for a distance of 32.34 feet.
Thence along the southeasterly right-of-way line of said Potato Patch Drive, and
along the arc of a curve to the right for a distance of 40.39 feet. Said curve
has a radius of 40.38 feet, and a central angle of 57'18'54". The chord of
said curve bears N. 16'20'34" E. for a distance of 38.73 feet.
Thence along the southeasterly right-of-way line of said Potato Patch Drive, and
along the arc of a curve to the right for a distance of 48.03 feet. Said curve
has a radius of 70.66 feet, and a central angle of 38'56'32". The chord of
said curve bears N. 64'28�17" E. for a distance of 47.11 feet.
Thence along the southerly right-of-way line of said Potato Patch Drive, and
along the arc of a curve to the right for a distance of 128.60 feet to the point
of beginning. Said curve has a radius of 376.14 feet, and a central angle of
19'35'19". The chord of said curve bears S. 86'15'49° E. for a distance of
127.97 feet.
