PARKING EASEMENT
Declarant for Vail Commons Condominiums, for good and valuable consideration, the
sufficiency of which is acknowledged, grants, bargains, sells and conveys to Vail Commons
Residential Condominium Association, Inc., an exclusive easement for 32 parking spaces as
shown on this Condominium Map designated as parking spaces 401 through 432 to be
limited common elements for the sole use of the owners of D units in Vail Commons
Residential Condominiums along with a non-exclusive easement for ingress and egress
to access the above designated parking spaces over and across the following described
real property located in Eagle County, Colorado:
Parcel A, Vail Commons Condominiums
This easement is for the benefit of and appurtenant to the following described real
property located in Eagle County, Colorado:
Parcel B, Vail Commons Residential Condominiums
The exclusive parking easement granted herein shall be restricted to and for the use
of D unit owners and occupants and their guests to be allocated and designated by
Vail Commons Residential Condominium Association, Inc. which shall promulgate such
rules and regulations as it deems necessary to control and enforce the purposes of
this Easement.
Vail Commons Condominium Association, Inc. shall maintain and repair the easement.
This Easement shall expire only upon termination of that certain lease between the
Town of Vail, a Colorado Municipal corporation and City Market, Inc., a Colorado
corporation on the subject real property recorded at Book 680, Page 990 in the
Eagle County Cterk and Recorder records on November 15, 1995.
