SURVEYOR'S NOTES
1) Date of Survey: April, 1997.
2) Bearings based upon the monuments found marking the
North boundary of Spraddle Creek Estates being
N 89°40'25" E (see drawing).
3) Where the average slope of the site beneath the proposed
structure and parking area is in excess of thirty percent is
subject to Section 18.69.050 (A-D, F-I, K and L) of the
Town of Vail Municipal Code.
4) A maximum of an additional 1200 square feet of building
will be allowed for a garage in excess of the GRFA shown in
the Lot Summary Chart.
5) The construction for this lot will occur within the ptatted
building envelope with the following exceptions: Driveways,
sidewalks, garages that meet the requirements of Section
18.69.050 (A-D, F-J, K and L) of the Town of Vail
Municipal Code, retaining walls, surfoce parking and g�ading
as long as Town of Vail Design Review Board approvat is
received and impacts on topography and vegetation are
minimal. .
6) Found a No. 5 rebar with a yeltow plastic cap bearing �
L.S. No. 27598 at all corners of Lot 3.
7) Street Adress: 1082 Riva Glen
8) Lot 3 may be subject to an underground right-of-way easement
as granted to Holy Cross Electric Association, Inc., recorded
in Book 625 at Page 320, the location of which is insufficiently
dimensioned to located.
