SURVEYOR'S NOTES:
1) Dote of survey: August, 1997. •
2) Bearings are based upon the line connecting the monuments found marking the
N 1/4 Corner of Section 12, Township 5 South, Range 81 West of the Sixth
Principal Meridian and the Northwest corner of tract A-1, being S 88°19'41" W(see drawing).
3) Indicates set a No. 4 rebar with an aluminum cap L.S. No. 30091.
4) The sole purpose of this plat is to create the lots and parcets as shown hereo�n.
5) The lots and parcels created by this plat are subject to the �lanned Unit
Development Plan and Declaration of Protective Covenants os recorded in
Book 300 at Page 758 and rerecorded in Book 301 at Page 415.
6) Per the recorded plat of The Valley Phase II, the easement is indicated os
being a"Drainage and Utility Easement". The easement recorded in Book 345 at
Page 785 is a Water Line Easement only.
7) A portion of Crossview At Vail lies within a Medium Severity Rockfall Zone
(per the recorded plat of The Valley Phase II).
8) The approximate Debris Flow Boundary shown hereon is based upon a report
produced by Nick Lampiris, dated Sept. 19, 1992. The location of which was
approximately indicated on the plat of The Valley Phase II.

At VaiP' as recorded in the CLerk and Recorders Office of Eagle County, Colorado.
10) Crossview At Vail may be affected by an underground right—of—way easement granted to Holy Cross
Electric Assoc., Inc. recorded in Book 331 at Page 257, the location of which is insufficiently
dimensioned to show hereon.
11) NOTICE: According to Colorado law you must commence any legal action based
upon any defect in this survey within three years after yvu first
discover such defect. In no event, may any action based upon any
defect in this survey be commenced more than ten years from the
date of the certification shown hereon.
12) For zoning purposes, each lot created by this subdivision is to be
