GENERAL NOTES:
1. Date of Survey. November 26, 1997
2. Basis of Bearing: N26'S7'07"E between the Southeast comer (a found �5 rebar and alunimum cap LS #16283) and the
Northeast corner (a found brass washer and nail LS #5447) of Lot 6, Block 3 of the Vail Intermountain Dev. Subdivision.
3. NOTiCE: According to Colorado law you must commence any legal action based upon any defect in
this survey within three years after you first discover such defect. In no event may any action based
upon any defect in this survey be commenced more than ten years from the date of the certification
shown hereon.
4. The street address is 2702 Larkspur Court.
5. All notes set forth on the plat for the Vail Intermountain Development Subdivision, Town of Vail,
Eagle County, Colorado, recorded in the office of the Eagle County Clerk and Recorder on June 30, 1970
in Book 218 at Page 82 are applicable and remain in effect for this plat.
6. This property is subject to restrictive covenants as contained in an instrument recorded in the Office of the Eagle
County Clerk and Recorder in Book 218 at Poge 281 and in Book 220 at Page 378.
7. No additional development rights are created by this Plat for the land contained within this plat.
8. The grants or reservations of easements set forth on this plat (collectively, the
"Easements") shall inure only to the benefit of the beneficiaries thereof and their respective
successors and assigns (collectively, the "Beneficiaries"). Nothing contained in the
Easements shall confer upon any person or entity other than the Beneficiaries any right to
benefit from or enforce the Easements. The Beneficiaries shall have the sole right, power
and authority to amend, supplement or modify the Easements by written instrument
recorded in the records of the Eagle County, Colorado, Clerk ond Recorder.
9. The Intent of this plat is to subdivide Lot 6, Block 3 of the Vail Intermountain Development Subdivision,
into two Parcels, Lot 6 and Tract 1.
10. The Intent of this plat is to create and dedicate Tract 1, Lot 6, Block 3 of the Vail Intermountain
Development Subdivision, as a Town of Vail Right of Way.
11. Development Standards shall be based upon revised lot area for Lot 6.
