Turnipseed, AIA Sent via email to: Brennan@sstaia.com RE: Truscheit Conceptual Review: 4017 Lupine Drive/ Lot 7, Bighorn Subdivision (DRB110576) Dear Brennan, The purpose of this letter is to provide comments to you on the conceptual review application for a new duplex at 4017 Lupine Drive. The comments below should be addressed with the final design review submittal: • Provide a engineered stamped survey (as well as all submittal requirements on the application form) • Show limits of disturbance fence on site plan. • Grading is not permitted in the floodplain- please revise. • Structures and footers must be a minimum of one foot away from the floodplain. • Show a 4 foot concrete pan on both driveways. • Remove address marker from Town of Vail right-of-way. Address marker cannot block site distance or exiting driveway. • Mail boxes will need to be relocated to the east or between both driveways. Please contact the U.S. Postal Service for approval and relocation requirements. • Revise floor plans to reduce GRFA to comply with allowable GRFA. • The wall blocking the utilities in the front of the duplex should be as close to the house as possible. • Structure must have monitored fire alarm and sprinkler. I will follow up with an additional letter after the December 21, 2011 Design Review Board hearing to summarize the board’s comments and provide additional Staff comments.
