146 EAST FOREST ROAD, LOT 6, BLOCK 7, VAIL VILLAGE FIRST FILING,
VAIL, COLORADO.
TOV DRB Staff and Members,
The Owner of the existing single family residence (2 family residential — primary/
secondary zoning) at 146 East Forest Road (Kathy Hubbard) would like to remodel a
portion of the existing main level deck and add 110 square feet of new snow - melted deck
area with a new exterior gas fireplace.
The existing deck and proposed new deck is located along the eastern face of the existing
residence, and adjacent to and parallel with the eastern property line. The proposed new
deck area (see plans) would expand the existing deck to the 10' utility easement (5' into
the east side setback) directly east of the existing deck. All utilities to the existing
residence are located along the northern property line (East Forest Road). The existing
hillside below the expanded (and existing) deck will remain as placed boulders along the
existing water feature (to remain in place) to match existing conditions. One existing 4"
fir tree will be removed to accommodate the expanded deck.
A new built -in stone -faced fireplace will be placed at the northeast corner of the new
deck area. This new precast/prefab firebox unit core will be screened by a solid railing
section (to match existing) for the lower 36" of height. The upper 42" +/- of tapered
chimney and flue will be set back from the railing fagade, and have a stone veneer finish
to match the existing "grey flagstone" of the existing deck. A new built -in BBQ element
(36" H x 84 "W + / -) will be placed along the southern edge of the deck area, against the
existing "cast stone boulder" wall and faced with wood and flagstone to match the new
fireplace and existing railings.
In addition, a new 60" diameter metal spiral stair will be placed at the southwest corner
of the existing deck area to connect to the existing upper level deck. A section of the
existing upper level deck railing will be modified to accommodate the new upper spiral
stair landing, and the new stair railing and treads will be metal painted black. At nine (9)
locations, new low voltage "aisle" lights (Kichler K- 15072) will be placed at the new
main deck steps (4), the new fireplace (2), the new BBQ element (2), and upper spiral
stair landing. These will all be placed within 12" of the deck surface, and should not
contribute to the lighting calculations.
