Vail, CO 81657 RE: Vista Bahn Gondola Applications Dear George: Thank you for your consideration of an amendment to a conditional use permit and development plan for the replacement of the Vista Bahn lift with a gondola. Also, thank you for meeting with us prior to the submittal to determine how best to process these applications for the lift equipment replacement with the goal of having the gondola open for the 50th Anniversary of Vail 2012-2013 ski season. Because this is a replacement of existing equipment but the use remains the same, the Town review process is limited to an amendment of the existing approvals for the site. However, the application checklists maintained by the Town are for an entirely new conditional use permit and/or development plan and not tailored to the scope of this application and therefore there are many items that are not necessary or applicable. As a result, the submittal requirements have been addressed as follows: Application RequirementsAddressed Stamped, addressed envelopes and a list of the property owners adjacent to the subject property Submitted Completed application form including owner’s signature Submitted Application feesSubmitted Project narrative describing the background, purpose and details of the proposal Submitted Title report, including Schedules A & B to verify ownership and easements Submitted Application RequirementsAddressed Joint Property Owner Written Approval Letter, if applicable Not Applicable. All properties are under single ownership and control. Topographic surveyA stamped survey will be submitted with the DRB Application. Since the land contained in this application is within a formal subdivision, the property boundaries are known. The new gondola terminal is being located within the same footprint of the existing Vista Bahn chair and therefore there is very minor grading associated with the installation. Given the limited degree of grading and given that there are no negative grade impacts to neighboring properties, pedestrian areas, no off-site grading, or environmentally sensitive areas or vegetation, no survey is necessary at this time. Site and Grading PlanA site plan has been submitted. A more detailed plan may be provided with the DRB application, however, given the limited scope of change being made to the area no significant changes are being proposed. The site plan submitted shows the development of the site, including topography, building locations, useable open space, landscape area, an utilities and drainage features. Parking and traffic circulation are not shown as there is none proposed. Landscape PlanTo be submitted with DRB Application, however, given the limited scope of change being made to the area no significant changes are being proposed. Architectural Elevations and Building PlansPreliminary building plans and elevations sufficient to indicate the dimensions, general appearance, and scale have been provided. Architectural Floor PlansGiven the nature of this mechanical device, there are no floor plans to be provided. Lighting PlanTo be submitted with DRB Application as there are no anticipated additional lighting impacts associated with the “use.” 2 Application RequirementsAddressed Gross Residential Floor Area calculationsNot Applicable Site Development Standards calculations Based on the use proposed and the zone districts involved, this is not applicable Exterior building materials listTo be submitted with DRB Application, however given that this is a piece of machinery there is little beyond the materials shown graphics provided. Painted metal and glass. Exterior color and material samples and specifications. To be submitted with DRB Application as these materials have little to do with the proposed “use.” Photos of the existing site and adjacent structures, where applicable. Submitted. Site-specific Geological Hazard ReportNot Applicable Should you have any questions, please do not hesitate to contact me at 970.376.3318. Sincerely, Dominic Mauriello, AICP Principal 3
