Portions of the front stairs higher that five feet from grade (the landing and upper string) must be revised to be setback a minimum of 15’ from the front property line pursuant to Section 14-10-4, Vail Town Code (may project into the setback max of 10’ and max of ¼ the setback dimension = 5’). Please be aware that the Town of Vail Staff does not believe the stairs meet the review criteria for granting an additional setback variance. 2. The exterior parking space (shown with a 9’x19’ box) can not be obstructed by the gas meter or other similar building elements. Either the parking space or the meter must be relocated. 3. Pursuant to Section 14-10-7, Vail Town Code, the number of non-exempt exterior lights can not exceed 1 fixture per 1,000 sq.ft. This lot is 9,984 sq.ft. in area so only 9 exterior light fixtures are allowed. Please refer Vail Town Code for exempt light fixtures (i.e. full cut-off landscaping lights, step lights, etc. ≤18” tall). Please submit corrected plans addressing these issues by no later than Noon on Tuesday, January 17th.
