Frontage Road Vail, Colorado 81658 RE: Plan review comment responses Description: Residence at 446 Forest Road Dear Bill: Below are our responses to each of the Plan Review Comments from your review dated February 8, 2012. Each item will include our response to the comment and any necessary drawing references. Please note that we have reduced the overall square footage of the residence and this reduction is noted on the GRFA calculations included on page A1.0 of this submittal. We have clouded key changes to the plans and have listed the revised sheet where changes may be seen in response to each of your comments below. 1. Submit schedules A &B of the title report: Please refer to the enclosed Title documents. 2. Topographic survey must be signed and stamped: The required (3) three hard copies of the stamped and sighed survey were submitted with the January 3' submittal. Please advise if we need to submit additional copies. 3. Show all easements on the site plan: All easements have been indicated on the Architectural Site Plan sheet A2.0. 4. Minimum and proposed landscaping area calculations must be provided on the plans. Please refer to the revised Site Coverage & GRFA Summary included on sheet A1.0. 5. The side setbacks must be shown as 15 feet. Setbacks per private agreements must be labeled accordingly: Please see the revised Site Plan sheet A2.0 indicating the Private Party Easement and setbacks. 6. Roof eave elevations must be labeled on the plans. Please see the included Roof Height Plan sheet A1.3 and revised sheet A4.0. 7. Building height calculations must be provided on the plans (roof elevations minus elevation of natural grade or finished grade, whichever is more restrictive): Please see included Roof Height Plan sheet A1.3. 8. GRFA calculations must be corrected to include the entirety of stairs on all levels: GRFA for stairs on all levels has been included in the revised GRFA calculations sheet A1.0 and indicated on plans sheets A1.1 & A1.2. 10. Minimum and proposed driveway snow storage calculations must be provided on the plans: Please see the revised Site Coverage and GRFA summary included on sheet A1.0 and Site Plan sheet A2.0. 11. Elevation drawings must be dimensioned: Please refer to revised elevations sheets A5.0, A5.1 & A5.2. 12. All utility meters, vents, flues, etc. must be painted to match the adjacent building wall or roof material: Please see revised General Notes, Item 18, sheet A1.0. 13. The maximum allowable driveway grade is 12 %, please be aware that the proposed driveway has no margin for construction error: Please see the revised Site Plan sheet A2.0. The allowable driveway grade shall not exceed 12% as required. 14. Ident;fy the location and design of any address markers: Please see the revised Site Plan sheet A2.0 for address marker location. 15. The driveway culvert description must be revised to include an 18 " flared end: Please see revised sheet A2.0 with corresponding note indicating flared ends for the 18" CMP. 16. The driveway design must be revised to have a minimum curve radius of 15 feet: Please see revised Site Plan sheet A2.0 indicating radii of driveway. 17. Stamped, engineering drawings for all retaining walls over 4 ft. in height must be submitted: Please see revised sheet A1.0, General Notes item 14 indicating that designs will be submitted if site walls exceed 4' -0 ". 18. A Revocable Right -of -Way Permit is required for all improvements within the street right -of -way with the building permit application: Please see revised General Notes, item 15, sheet A1.0. 19. A construction staging , erosion control plan, and tree preservation plan are required with the building permit application: Please see revised General Notes, item 16, sheet A1.0. 20.
