Dear Mr. Lapin: As requested, Gore Range Engineering, LLC (GRE) has prepared this Wetlands Evaluation for the subject property located at 232 West Meadow Drive in Vail, Colorado. Our services were performed in accordance with our Proposal to you dated June 15, 2ol.i. Our findings are presented below. Site Conditions: The property is approximately 0.517 acres in size. The ground surface is gently sloped to the south. A Gore Creek riparian area owned by the Town of Vail borders the property to the south, developed residential parcels border the property to the east and west and West Meadow Drive borders the property to the north. There is an existing single family residence and caretaker's unit constructed on the property. We understand that the owner plans to demolish the existing structure and build a new single family residence on the property, Wetland Evaluation: A representative of GRE performed a wetland delineation of the subject property on June 29, 201.1.. GRE followed procedures outlined in the CTS Army Corps of Engineers (ACOE) 1987 Wetland Delineation Manual and the 2oo8 Mountain West Regional Supplement. The wetland boundary between the existing residence and Gore Creek was flagged and numbered. Based on the surveyed property corners, it appears as though the entire wetland boundary is located off of the subject property on property owned by the Town of Vail (Tract B, Vail Lionshead Subdivison, Filing 2). The wetlands evaluated consisted primarily of Mountain Willow, Black Twinherry, Bog Birch and a variety of herbaceous species. Two locations were chosen to complete ACOE Wetland Determination Data Forms, which are provided as attachments (DS -1 and D5 -2). The data form completed in the upland (DS -1) was located within the subject property boundary and the data form completed within the wetland boundary (DS -2) was on Town of Vail property. Since all wetlands were found to be off of the subject property, no survey of wetland flagging was completed. Potential common disturbances to wetlands from construction would include, storm water runoff, heavy equipment tracking, storage of materials and any other disturbance to soils or vegetation within the wetland boundary. We can provide additional recommendations for wetland protection if requested.. This report has been prepared for the exclusive use by our client project planning purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted.
