CO 81657 Dear Rachel: Attached please find our application and supporting documents for Conceptual Review of the following project: John Residence 5075 Ute Lane Vail, Colorado The clients propose to remodel the existing house, including additions to the residence. The exterior finish changes are proposed to introduce an eclectic mix of materials and forms congruent with contemporary trends in local architecture. The several varied roof forms will combine corrugated weathering steel with standing seam copper and asphalt shingles. Copper will reappear on the garage door and possibly in detail components. Several exterior sheathing materials will be utilized including stucco, fiber cement shingle siding, fiber cement &/or wood siding, stone veneer and simulated heavy timber framing elements. The color scheme has not been finalized as this writing, pending review and discussions with the Town of Vail Design Review Board and owners. Statistics for consideration by the planning department and DRB include: Existing lot area: .542 ac platted (23,609 Sq. Ft.) Existing site coverage: 4722 sq. ft. Proposed site coverage: 5398 sq. ft. Allowable GRFA: 7619 sq.ft. Existing GRFA: 2454 sq. ft. Proposed GRFA: 4822sq. ft. (NIC garage 570 sq. ft.) Maximum height: 33 feet (see attached plan) Attached are 3 sets of 24” x 36” ¼” scale plans including proposed floor plans and elevations & 24” x 36” sheets with 3-D views of the proposed residence; 1”=20’ site plan; 3 sets of 11” x 17” plans with the above plus existing floor plans and elevations of PIERCE ARCHITECTS VAIL, COLORADO 1650 Fallridge Road, Suite C-1 Vail, Colorado 81657 P: 970.476.6342 F: 970.476.4901 www.vailarchitects.com William F. Pierce, Architect Tyson Dearduff, Director of Architecture Kathy Heslinga, Office Manager the current residence for comparison of existing to proposed (if needed); 3 sets of 11 x 17 and 8 ½ x 11 sheets with floor areas shown as taken from the REVIT model, and two sections indicating GRFA areas at >16’ ceiling height. No significant changes to landscaping, parking or paved areas are anticipated. Generally the site will be restored to its existing condition following construction.
