Turnipseed, AIA Sent via email to: Brennen@sstaia.com RE: Truscheit Final Review: 4017 Lupine Drive/ Lot 7, Bighorn Subdivision (DRB120011) Dear Brennan, The purpose of this letter is to provide comments to you on the conceptual review application for a new duplex at 4017 Lupine Drive. The comments below should be addressed with the final design review submittal: Planning Comments: • Provide sign off from utility companies on forms provided in application. • Provide site coverage calculations based on TOV site coverage definition: “SITE COVERAGE: The ratio of the total building area of a site to the total area of a site, expressed as a percentage. For the purposes of calculating site coverage, "building area of a site" shall mean that portion of a site occupied by any building, carport, porte-cochere, arcade, and covered or roofed walkway constructed at, below, or above grade as measured from the exterior face of the sheathing of the perimeter walls or supporting columns. For the purposes of this definition, a balcony or deck projecting from a higher elevation may extend over a lower balcony, deck or walkway, and in such case the higher balcony or deck shall not be deemed a roof or covering for the lower balcony, deck or walkway. In addition to the above, building area shall also include any portion of a roof overhang, eaves, or covered stair, covered deck, covered porch, covered terrace or covered patio that extends more than four feet (4') from the exterior face of the perimeter building walls or supporting columns.” Substitute site coverage calculation for impervious area calculation on the Cover sheet. • Calculate landscape area: Required 60% of site with up to 20% of total landscaping can be hardscape (walkways, at grade patio). Add separate sheet with calculations. • Remove +/- on floor areas, as these need to be exact. • Show sections of all areas under 5 feet in head height. • Unfinished versus finished floor area has no bearing on GRFA calculations, so do not count them separately on the cover sheet. • On roof plans, show elevations of all ridges and edge of roof, with finished and historic grade below. Fire Department comment: • Automatic fire suppression system required to be installed per NFPA 13 and VF&ES sprinkler installation standards. Public Works comments: • Remove limits of disturbance fence from 100 year floodplain. If you wish to keep this condition, you must obtain a floodplain use permit and the floodplain must be restored to original grade and condition. • Revise edge of driveways to show 4 foot concrete pan w/2" invert with no heat. • Please show location of required snow storage area within property boundary. • Site Distance is measured, as vehicle is driving out, 10 ft from edge of asphalt to driver sitting in vehicle, not the front of vehicle. This also applies to center line of travel lane in both directions. Please revise. Please submit updated plans by Wednesday February 8, 2012 at 1pm in order to remain on the Design Review Board agenda for February 15, 2012.
