The comments below should be addressed by Thursday February 9, 2012 at 1pm in order to remain on the February 15, 2012 Design Review Board agenda.  Provide sign off from utility companies on forms provided in application.  Provide a title report.  Provide a recent stamped survey.  Provide photos of existing structure.  Provide a roof plan with roof ridge and edge elevations. On the same sheet, include finished grade and historic grade (interpolated grade under the structure- connect the grade lines at the property line). At each ridge and roof edge, show calculated height.  Show landscaping calculation.  Provide site coverage calculations based on TOV site coverage definition: “SITE COVERAGE: The ratio of the total building area of a site to the total area of a site, expressed as a percentage. For the purposes of calculating site coverage, "building area of a site" shall mean that portion of a site occupied by any building, carport, porte-cochere, arcade, and covered or roofed walkway constructed at, below, or above grade as measured from the exterior face of the sheathing of the perimeter walls or supporting columns. For the purposes of this definition, a balcony or deck projecting from a higher elevation may extend over a lower balcony, deck or walkway, and in such case the higher balcony or deck shall not be deemed a roof or covering for the lower balcony, deck or walkway. In addition to the above, building area shall also include any portion of a roof overhang, eaves, or covered stair, covered deck, covered porch, covered terrace or covered patio that extends more than four feet (4') from the exterior face of the perimeter building walls or supporting columns.” I calculated 2,061 square feet of site coverage, based on the outline below:  Provide a lighting plan and cut sheets for all exterior lights. Since more than 500 square feet of addition, all exterior lights must comply with Section 14-10-6, Outdoor Lighting, Vail Town Code.  Provide a calculation of the portion of the lowest level walls that are above grade. Include the walls around the crawl space in this calculation. This will help accurately calculate how much GRFA is on the lowest level. (take lowest level floor area, multiply by the percentage of the lowest level that is above grade, and this is the GRFA that counts on the lowest level). This will also most likely bring total GRFA to under 4,000 square feet. This is necessary because anything greater than 4,000 square feet requires 4 parking spaces on site, which is not possible on this site with the current driveway configuration.  Automatic fire suppression system required to be installed per NFPA 13 and VF&ES sprinkler installation standards.  Provide a staging and parking plan at building permit submittal.  Revise proposed grading, as it exceeds maximum of 2:1.  Show snow storage on site equal to 30% of driveway size.
