Box 4030 Vail Colorado 81658 OLe�jf�7a beckbuilds.coin Job No. 112 266A Subject: Observation of Excavation, Proposed Deck Footing Pad, MJG Residence Remodel, Lot 8, Vail Lionshead 3d Filing, 765 Forest Road, Vail, Colorado Mr. Fifield: As ri quested, a representative of Hepworth- Pawlak Geotechnical, Inc. observed the exca iation at the subject site on November 21, 2012 to evaluate the soils exposed for foun lation support. The findings of our observations and recommendations are presented in this report. The services were supplemental to our agreement for professional engineering services to Beck Building Company, dated August 2, 2012. We previously observed foundation excavations for exterior stairwell, front entryway and basement areas of the residence, reports dated August 7 and 15 and September 19, 2012 under the above job number. The proposed deck pad is located adjacent to the north side of the residence and will be founded on a spread footing on a minimum pad size of 2 feet by 2 feet. The footing has been designed assuming an allowable soil bearing pressure of 2,000 psf. At the time of our site visit, the excavation was complete and cut in one level about 6 feet below the adjacent ground surface and 1 %z feet below the existing footing pad adjacent to the north side of the excavation. The soils exposed in the bottom of the excavation cons ted of clayey sand with gravel and scattered cobbles. The bottom of the excavation was r robed by hand with a metal rod to a depth of about 6 inches and appeared to refuse on de nse granular soil. The results a of a swell- consolidation test performed on a sample of the sand, presented on Figure 1, indicate low to moderate compressibility under conditions of loading and wetting. No free water was encountered in the excavation and the sods were moist. Considering the conditions exposed in the excavation and the nature of the proposed construction, a spread footing placed on the undisturbed natural granular soil and designed for an allowable bearing pressure of 2,000 psf can be used for support of the deck pad. The perimeter foundation drain in the excavated area of the entryway should be re- constructed and sloped to drain towards the outlet. The drain reconstruction should include damp - proofing the exterior of the basement wall and a synthetic geo- textile drainage enhancement material, such as Inka- drain, placed on the wall exterior and connected to the perimeter foundation drain. The findings of our observations and recommendations for the founda ion design are presented in this report. The services were performed in accord ce with our agreement for professional engineering services to Beck Building Compa iy, dated August 2, 2012. A perimeter founi lation drain should be provided to prevent temporary buildup of hydrostatic pressure behir d the retaining walls. Structural fill placed within floor slab areas can consist of the on -s' a sand and gravel soils compacted to at least 95% of standard Proctor density (SPD) at a r ioisture content near optimum. Backfill placed around the structure should be coml acted to at least 90% SPD and the surface graded to prevent ponding within at least 10 fe t of the building. The tecommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better supp rt than those exposed. The risk of foundation movement may be greater than indiewed in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface explo ation could change the recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological conta ninants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. J All laboratory operations are conducted in accordance with the requirements of the AIMA sponsored Proficiency in Analytical Testing (PAT) for air sample programs as maintained for commercial laboratories by the American Industrial Hygiene Association. All analysts are required to meet proficiency standards through the routine evaluation of samples provided by the administers of these programs. The determination of appropriate sampling volumes prior to and during removal operations was based upon the size of each work arcs, specification requirements, local regulations, and other work place factors in accordance with INTOSH 582 methods. I abcuatory sample preparation and analysis were perforated as specified in the 7400 requirements. The existing house boiler is a 250,000 Btuh input Triangle Tube boiler that serves house heat and domestic hot water production. My calculations show that this boiler is marginally sized for the remodeled home. We suggest that mechanical contractors provide a price for replacing this boiler with a Lochinvar Knight model WHN -285 rated at 285,000 Btuh input (or equal) to satisfy project house energy loads. Boiler sizing does not include potential make up air heating coil loads. The two 75 gallon domestic hot water tanks will remain. Moreover, our work does not address the existing snowmelt system, comprised of two high efficiency boilers, as there is no planned addition of melted areas. I have based my heat loss calculations on architectural documents, envelope R values, 70 degrees F interior temperature (50 degrees for the garage) and -20 degrees F exterior temperature. The mechanical contractor will be responsible for the sizing of all new distribution piping to the radiant manifolds as well as coordinating the location of these manifolds with you. Refer to the Glycol Solution Data table above. - Ensure the system circulating pump is in a constant energized mode to keep a continuous circulation of liquid solution. The Multiaqua chiller is a self - contained air - cooled condenser, coupled with an insulated brazed plate heat exchanger (evaporator). The system utilizes a scroll compressor to circulate refrigerant between the condenser and heat exchanger. The refrigerant is metered into the heat exchanger with a thermostatic expansion valve. Protecting the system are high and low pressure switches as well as a pump flow switch. Liquid solution (water and propylene glycol; minimum 10 % is required) is circulated through the heat exchanger by an externally mounted pump. The liquid solution flows through the heat exchanger to the system supply piping and on to the air handlers. Low ambient kits are available for operating ambient temperatures down to -20 degrees Fahrenheit. The low ambient kits consist of an ICM 325 ( +) ICM (175) for single and three phase 208/230 vac chillers. For the three phase 380/460 vac chillers a pressure activated fan control is used. The findings of our observations and recommendations are presented in this report. The services were supplemental to our agreement for professional engineering services to Beck Building Company, dated.August 2, 2012. The deck extension is on the east side of the residence. The new deck area will be founded on spread footings designed assuming an allowable soil bearing pressure of 2,000 psf. We previously observed foundation excavations for exterior stairwell, front entryway, basement and deck addition areas of the residence, reports dated August 7 and 15, September 19 and November 26, 2012 under the above job number. At the time of our site visit,the foundation excavation was essentially complete and had been cut in three levels from about 31/2 to 6 feet below the adjacent ground surface. The soils exposed in the bottom of the excavation consisted of medium dense, clayey silty sand with gravel and scattered cobbles. Results of swell-consolidation testing performed on samples taken from the site,shown on Figure compressible under conditions of loading an wetting with a moderate hydro-Gately compression potential. The sample was at least partly disturbed due to the rock content. No free water was encountered in the excavation and the soils were generally moist. The soil conditions exposed in the excavation are consistent with those previously encountered on the site and suitable for support of spread footings designed for the recommended allowable bearing pressure of 2,000 psf. There could be some differential settlement with respect to the existing structure which should be considered in the design. Loose and disturbed soils should be removed in the footing areas to expose the undisturbed natural soils and the subgrade compacted. Other recommendations presented in our previous reports which are applicable should also be observed. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because ofpossible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required.
