The Town of Vail Staff has reviewed the submitted plans for the proposed new residence at 446 Forest Road. The following is a summary of the comments from that review:
· Submit schedules A&B of the title report.
· Topographic survey must be signed and stamped.
· Show all easements on the site plan.
· Minimum and proposed landscaping area calculations must be provided on the plans.
· The side setbacks must be shown as 15 feet. Setbacks per private agreements must be labeled accordingly.
· Roof eave elevations must be labeled on the plans.
· Building height calculations must be provided on the plans (roof elevations minus elevation of natural grade or finished grade, whichever is more restrictive).
· Site coverage calculations must be corrected to include all portions of roof overhangs extending more than 4ft. from the face of an exterior walls.
· GRFA calculations must be corrected to include the entirety of stairs on all levels.
· Minimum and proposed driveway snow storage calculations must be provided on the plans.
· Elevation drawings must be dimensioned.
· All utility meters, vents, flues, etc. must be painted to match the adjacent building wall or roof material.
· The maximum allowable driveway grade is 12%, please be aware that the proposed driveway has no margin for construction error.
· Identify the location and design of any address markers.
· The driveway culvert description must be revised to include an 18” flared end.
· The driveway must be revised to have a minimum curve radius of 15 feet.
· Stamped, engineering drawings for all retaining walls over 4 ft. in height must be submitted.
· A Revocable Right-of-Way Permit is required for all improvements within the street right-of-way with the building permit application.
· A construction staging , erosion control plan, and tree preservation plan are required with the building permit application.
· Monitored fire alarm and fire sprinkler systems are required.
Please submit revised plans and the additional information necessary to address these comments by no later than 5:00pm on Monday, February 13th. This application is tentatively scheduled
for review at the Design Review Board’s public hearing at 3:00pm on Wednesday, February 15th. If you have any questions, please feel free to contact me directly via email or at 479-2173.
