VAIL VILLAGE STH FILING (302 HANSON RANCH ROAD), VAIL, COLORADO.
To whom it may concern,
The prospective Owners of Unit 401, Alan James and Jenny Fletcher, are in the process of
purchasing Unit 401 (Prem/Francis). The new Owners are planning a remodel of the
existing unit, which would entail replacing all of the existing window and door units (9).
As the new Owners wish to start work on the remodel as soon after the ski season as
possible, and their official closing for the property transfer will not occur until the end of
March; as part of the application is a letter from the current Owners (Prem/Francis)
authorizuig the submittal on their behalf.
All new window units (6) will be replaced with new code complying egress metal clad
units within the existing CMU openings. Two (2) window and door combinations on the
south elevation will be replaced with new sliding glass door units with new trapezoidal
windows above at the existing CMU openings. Two (2) new windows (1 on the north and
1 on the south elevation) will be added to the expanded storage loft. The existing entry
doors (2) on the east elevation will be reorganized into a new single door element.
In addition to the noted exterior modifications, the existing interior storage loft (138 sf +/-)
above the northeast corner bedroom will be reconiigured and extended across the entire
east end of the unit (increasing the loft area by an additional 83 sf +/-). The existing and
expanded loft area headroom varies from 80" +/- (maximum) to 60" +/- (miniinum). This
defines it as usable square footage, but is not legal code complying "habitable" square
footage per the buildiizg code. The existing Mill Creek Court Biiilding exceeds its
allowable GRFA, so any additional square footage (if considered) for individual units
would fall under the TOV 250 additional square footage Ordinance.
All materials, colors and finishes will match existing. There are no existing exterior light
fixtures in place, and no new exteriar light fixtlues are being proposed.
The proposed additions/modifications are intended to comply with the intent of the Urban
Design Guide Plan for the Vail Village, the Urban Design Considerations far Vail Village
and Exterior Alteration Criteria.

cause water entry.
• Caulk the gap between the roof flashing and the outside
diameter of the pipe.
• Caulk the perimeter of the flashing where it contacts the
roof surface. See Figure 10.12.

G. Assemble and Instail Storm Collar
CAUTION! Risk of Cuts, Abrasions or Flying Debris.
Wear protective gloves and safety glasses during instal-
lation. Sheet metal edges are sharp.
• Connect both halves of the storm collar with two screws
(see Figure 10.13).
• Wrap the storm collar around the exposed pipe section
closest to the roof and align brackets. Insert a bolt
(provided) through the brackets and tighten the nut to
complete the storm collar assembly. Make sure the collar
is tight against the pipe section.
• Slide the assembled storm collar down the pipe section
until it rests on the roof flashing (see Figure 10.14).
• Caulk around the top of±he storm collar lsee Figure 10.19)
