Because an HOA is present, I need a letter from the HOA saying they are allowing you to go through the development review process. Please send to ASAP, as we definitely need this before

Brian- I am the planner for your new house on Moraine Drive.
Here are my preliminary comments:
The SDD states “The roofing material shall be synthetic wood shake shingles with staggered butts.” The proposed material is not synthetic wood shake shingles. If asphalt shingles
were permitted, it would specify those separately. I cannot take this to the DRB without a true synthetic wood shake shingle in the proposal. Your options are to change the material
to a DaVinci or similar product (there are many options) or go to PEC for a minor alteration of the SDD to allow asphalt shingles.
The chimneys must be stucco with caps of weathered copper. Please change.
Do windows have a sandstone sill?
Outdoor lighting is limited to 15 fixtures, including indirect with a concealed source, one entry chandelier, two carriage lights and one pilaster light. Please adjust.
Please provide a height plan showing height calculated for each ridge and eave with historic grade below. Thanks!
