PROJECT DESCRIPTION:
PROJECT SCOPE CONSISTS OF THE RENOVATION OF A SINGLE STORY
CONDOMINIUM. WORK INCLUDES REPLACEMENT OF EXISTING PLUMBING
AND LIGHTING FIXTURES THROUGHOUT. THE ADDITION OF MILLWORK IN
THE CORRIDOR, KITCHEN, DINING AND BEDROOMS. THE ADDITION OF
A STEAM UNIT IN THE POWDER ROOM AND A NEW SHOWER
CONFIGURATION IN THE MASTER BATHROOM.
VERIFY ALL DIMENSIONS, CONDITIONS AND
UTILITY LOCATIONS ON THE JOB PRIOR TO
BEGINNING ANY WORK OR ORDERING OF
ANY MATERIALS. NOTIFY THE DESIGNER OF
ANY CONFLICTS OR DISCREPANCIES IN THE
DOCUMENTS IMMEDIATELY.
AREAS OF CONFLICT OR DISCREPANCIES
MUST BE FULLY RESOLVED WITH WRITTEN
APPROVAL FROM THE DESIGNER BEFORE
CONSTRUCTION CONTINUES.
PLAN DIMENSIONS ARE FROM FACE OF

SPACES. VERIFY WITH DESIGNER WHEN
CHANGING CONFIGURATIONS NOTED ON
DRAWINGS.
VERIFY ELECTRICAL ROUGH-IN LOCATIONS
FOR ALL APPLIANCES AND LIGHT FIXTURES.
IMMEDIATELY NOTIFY THE DESIGNER OF ANY
CONFLICTS OR DISCREPANCIES WITH THE
INFORMATION PROVIDED HEREIN OR WITH
EXISTING FIELD CONDITIONS.
VERIFY PLUMBING ROUGH-IN LOCATIONS FOR
ALL APPLIANCES AND FIXTURES.
IMMEDIATELY NOTIFY THE DESIGNER OF ANY
CONFLICTS OR DISCREPANCIES WITH THE
INFORMATION PROVIDED HEREIN OR WITH
EXISTING FIELD CONDITIONS.
IN THE EVENT THAT ADDITIONAL DETAIL OR
GUIDANCE IS NEEDED BY THE CONTRACTOR
FOR CONSTRUCTION OF ANY ASPECT OF THIS
PROJECT, HE SHALL IMMEDIATELY NOTIFY
THE DESIGNER. FAILURE TO GIVE AMPLE
NOTICE SHALL RELIEVE THE DESIGNER OF
RESPONSIBILITY FOR DELAYS TO THE
PROJECT.
THE GENERAL CONTRACTOR SHALL BE
RESPONSIBLE FOR SATISFYING APPLICABLE
CODES AND OBTAINING ALL PERMITS AND
REQUIRED APPROVALS. THIS PROJECT IS
GOVERNED BY THE 2003 INTERNATIONAL
BUILDING CODE. COMPLIANCE IS
MANDATORY. THE CONSTRUCTION
DOCUMENTS SHALL NOT PERMIT WORK THAT
DOES NOT CONFORM TO CODE.
THE GENERAL CONTRACTOR AND
SUBCONTRACTORS SHALL FIELD
COORDINATE AND OBTAIN APPROVAL FROM
THE ENGINEER BEFORE CUTTING, NOTCHING
OR DRILLING OF ANY CAST-IN-PLACE
CONCRETE, STEEL FRAMING OR ANY OTHER
STRUCTURAL ELEMENTS WHICH MAY AFFECT
THE STRUCTURAL INTEGRITY OF THE
BUILDING.
ALL ELECTRICAL WORK IN THIS PROJECT IS
TO BE COMPLETED IN A WORKMAN LIKE
FASHION AND IN ACCORDANCE WITH THE
REQUIREMENTS OF THE 2008 NATIONAL
ELECTRIC CODE. ELECTRICAL CONTRACTOR
IS TO CONFIRM PLUGS, SWITCHES, PLATES
AND PLATE COLORS PRIOR TO
INSTALLATION.
ALL PLUMBING AND VENTILATION WORK IN
THIS PROJECT IS TO BE COMPLETED IN A
WORKMAN LIKE FASHION AND IN
ACCORDANCE WITH THE REQUIREMENTS OF
THE 2003 INTERNATIONAL MECHANICAL
CODE, 2003 INTERNATIONAL PLUMBING
CODE, AND 2003 INTERNATIONAL FIRE CODE.
SUBSTITUTIONS FOR "EQUAL" PRODUCTS WILL
BE ACCEPTABLE ONLY WITH THE OWNERS
AND/ OR THE DESIGNERS WRITTEN
APPROVAL.
IT IS THE INTENT AND MEANING OF THESE
DOCUMENTS THAT THE CONTRACTOR AND
EACH SUBCONTRACTOR PROVIDE ALL
LABOR, MATERIALS, TRANSPORTATION,
SUPPLIES, EQUIPMENT, CLEANUP, ETC. TO
OBTAIN A COMPLETED JOB WITHIN THE
RECOGNIZED STANDARDS OF THE INDUSTRY.
