Hey Dave,
The Town of Vail Planning Department has reviewed the building permit application for a new
residence at Lot 4, Eleni Zneimer Subdivision. The dimensions and layout of the submitted building
permit floor plans are not consistent with the design review approved floor plans. The GRFA analysis
included with the building permit application must be corrected to address these modifications and
submitted to the Community Development Department for further review.

al prior to submitting a building permit application. An application for Design Review cannot be accepted until all re-

Hey Dave,
The Town of Vail has completed its preliminary review of the design review application for a new single-family residence
at 1699 Buffehr Creek Road. The following is a summary of that review:
�This property is located within a High Severity Rockfall Hazard zone. Submit a site specific geologic investigation
prepared in accordance with the specification of Section 12-21-13, Vaii Town Code, by a registered professional
engineer or professional geologist.
� The proposed house is located on excessive siopes (?30%). Pursuant to Section 12-21-12-D, Vail Town Code,
"Structures must be designed by a licensed architect." So,the proposed plans must be stamped by an architect.
�All portions of the building, including roof overhangs, must be located within the building envelope (see
attached letter dated February 28, 2003) . The Design Review Board may approve minor changes to the building
envelope configuration if there is no net change in the total envelope area. The site plan must be modified to
show a revised envelope enclosing all proposed decks, entry stairs, roof eaves, etc.

�Label all top-of-wall elevations, bottom-of-wall elevations, and retaining wall heights (including existing
retaining walls).
� Label roof elevations for all ridges and eaves. Label the roof height as measured to natural or finished
grade below, whichever is more restrictive.

Identify required parking spaces with a 9 ft. x 19 ft. box for exterior spaces and a 9 ft. x 18 ft. box for
e closed spaces.
Label spot elevations at garage entrance to verify driveway slope.
+ The landscape plan must be corrected to include a detailed legend listing the type and size of all proposed
planting materials and any removed trees.

This application has been tentatively scheduled for review by the Design Review Board at its Wednesday, May 16`n
public hearing. In order to remain on this schedule for a final review, revised plans and the necessary additional
information to address these items must be submitted by no later than Noon on Monday, May 14, 2012.

As we discussed by phone in the last few days,I will be providing consulting services for you and/or your
clients at a) Milo Residence, 1699 Buffehr Creek Road, lot 4, Zniemer Subdivision, and b) Scott
Primary/Secondary,4898 Meadow Lane, lot 15 a & B, BIk.7, Bighorn Subdivision.
As I understand it, both projects are in areas that have been designated "rockfall hazard" on Town of Vail
maps. I will be providing consulting services to define the actual extent of these hazards and
recommend mitigation, if this is needed. My work will comply with the applicable Town of Vail hazard-
zone regulations. I am familiar with the Vail area and the Town regulations through my experience in
Vail and other mountain areas since the 1970s.
