a. Provide new self-closing and latching suite doors which are minimally 20-minute
fire rated and tested to ASTM 252 or UL 10C. [IBC 2009 Table 715.4 and Section
715.4.3]
2. The existing corridor wall must be maintained as a 30-minute fire partition when the
proposed doors are open (i.e., not connecting the guest rooms into suites). [IBC 2009
Table 1018.1]

3. Ducts penetrating the existing corridor wall and new corridor wall require smoke
dampers unless the ducts are constructed of steel greater than 0.019-inches thick and
do not serve the corridor. [IBC 2009 Section 716.5.4.1]
4. We understand existing automatic sprinklers and smoke detector located in the vestibule
created between the new suite doors and existing guest room doors will remain.
5. The new suite doors may be held open mechanically or electrically when the guest
rooms are used separately. However, the guest room doors should be maintained as
self closing.
In summary, the proposed locations of suite doors are consistent with the fire protection
approach outlined in the RJA Fire and Life Safety Report dated May 22, 2007 and in
accordance with the 2009 IBC as adopted and amended by the Town of Vail. This review did
not include accessibility comp/iance in accordance with the IBC, Town of Vail regulations,
Americans with Disabilities Act, or other applicable codes.

At your request, Rolf Jensen & Associates, Inc. (RJA) has reviewed proposed changes to allow
the interconnection of guest rooms into suites at the Vail Four Seasons in Vail, Colorado. The
drawings reviewed were provided by R.A.L. Companies and Affiliates, LLC and dated January
13, 2012. RJA has previously provided fire protection and fire safety consulting services on this
project and issued a final Fire and Life Safety Report dated May 22, 2007 to Hill Glazier
Architects.
The Vail Four Seasons includes a residential hotel and condominium building. The building
includes hotel guest rooms, fractional ownership residential units (timeshare), whole ownership
residential units (condominiums), employee housing units, meeting and banquet facilities, a spa,
restaurants and associated kitchens, retail, kids center, and back-of-house support. Two
enclosed parking garage levels are also located at the base of the building.
We understand Vail Four Seasons is proposing to add doors allowing pairs of guest rooms to
connect into suites. RJA has been asked to review the location of these doors and determine if
they are compliant with the previously issued Fire and Life Safery Report as well as with the
current codes adopted by the Town of Vail. The Town of Vail has adopted the 2009 International
Building Code (IBC), which was used for our analysis on this project. Our review did not include
accessibility compliance in accordance with the IBC, Town of Vail regulations, Americans with
Disabilities Act, or other applicable codes.
Based on our review, the proposed locations of suite doors are compliant with the protection
approach outlined in our May 2007 Fire and Life Safety Report and in accordance with the 2009
IBC as adopted and amended by the Town of Vail. We have the following comments and
clarifications:
1. The new wall at the location of the proposed new suite doors forming the corridor must
be maintained as a 30-minute fire partition. [IBC 2009 Table 1018.1]
