Dear Shelly:
As requestec3, a representatiti•e of Hep��Jarth-Pawlal< Geotechnical, Inc. obserti�ed a
backi�oe pit excavated at the subject sitc on May i 7, and the Poundation excavation on
May 22, 2012, to etiaivate the soils exposeci ior ioucldation suppart. The findings of our
observations and recomme�ldations for the foundation design are presented in this report.
The services ��-ere gerformed in accordance i��ith our agreement far professional
engineering services to Inte�rated Landscape Manage�nent dated z��1ay 4, 2012.
The planter and deck additions will be along and at�jacent the east side of the residence.
There will also be new deck roof supports. The planter and deck rc�of supports have been
designed to be founded on spread footu�gs assuining an alla�vable soil beai-in� pressure �f
1,�00 psf. The deck �vill be slab-on-grade ��ifh snow melt in areas� Tlie existing I�ouse is
founded on shallow spread footings ��ith no signs of excessive settleinent and distress
observed or reported.
The pit (Pit 1} Gvas excavated near the door entry on the east side of tiie reszdence in an
area ��vhere the grouncl elevation is at�out 2 feet belnw the doc�r threshold. The soils
exposed in tlle pit cc�nsisted af about 4;'� feet of man-placed fill overlying mediuin cjense,
�ilty to very silty sand with gravel aud cobbles that extended down tc� the pit depth of ?
feet. Tlle spreaii footing fouudation supporting the existing resic�ence ti�as exposeci in the
pit at a beari�zb elevatian abaut 4 feet below adjacent ground surface. The till consisted
ofsimilar on-site sails sancj that contained sunle c�nstructinn debris ai�d topsoil, and tis�as
loose. The results of a��adation analysis performed on a sample ofthe natur�tl �n-anular
soils {minus 3 inch traction) obtai�led frc�m the pit are presented on Figt�re ].:�Io free
wafer was encountereci in the pit and the soils ��.ere typically slightly znoist.

Considering the conditions exposed in the pit and the nature of the proposed construction,
spread footings placed on the undisturbed natural soil designed for an allowable bearing
pressure of 1,500 psf can be used for support of the proposed planter addition and new
footing pads. There could be some differential settlement with respect to the existing
structure which should be considered in the design. The new footings should be a
minimum width of lb inches for continuous walls and 2 feet for columns. All existing
fill, topsoil and loose disturbed soils in footing areas should be removed and the bearing
levei extended down to the undisturbed naiural granular soils. The footings should be
provided with adequate soil cover above their bearing elevations for frost protection.
Continuous foundation walls shoul�l be reinforceci top and bottom to span local anomalies
such as by assuming an unsupportec3length of at least 10 feet. Foundation walls acting as
retaining structures should also be designed to resist a lateral earth pressure based on an
equivalent fluid unit weight of at least 45 pcf for on-site soil as backfill. A perirneter
foundation drain should be provided to prevent temporary buiidup of hydrostatic pressure
behind any retaining walls. The new drain(s) should tie in with the existing foundation
drain where encountered.
On May 22 we visited the site to observe the foundatian excavation for the planter. The
excavation had been cut in three levels from about 6 to 8 feet below the adjacent graund
surface. The soils exposed in the bottom of the excavation consisted of inedium dense,
silty to very silty sand with gravel and cobbles in the northem portion, and loose fill in the
middle and southern portions. By probing with a shovel, depth of the f ll over the natural
sand soils was about %z to 1 foot. No free water observed in the excavation and the
exposed soils were slightly moist. At this time, we reconamended the fill be removed to
bear the footings entirely on the natural granular soils. We understand this was done
shortly after we left the site and the excavation was then cui in two levels from about 7 to
8 feet below adjacent ground surface. The natural granular soils are suitable to support
the design soil bearing pressure of 1,SQ0 psf. Any loose disturbed material below footing
areas should be removed prior to placing concrete.
Additionally, the exisiing fill should be removed below the deck slab areas and replaced
with the on-site soils, excluding debris, topsoil and oversized rocks, or suitable granular
material can be imported. The filI piaced below deck siab areas should be compacted to
at least 95% of standard Proctor densiry (Sl'D) at a moisture content near optimum. Prior
to the filI pIacement, the subgrade should be prepared by moistening to near optimum and
compacting. Adequate compaction of ihe fill is important to limit settlement and distress.
Miseellaneous backfill placed around the structure should be eompacted to at least 90%
SPD and the surface graded to prevent ponding within at least 10 feet of the foundations.

Asbestos Testing & Abatement Requirements
Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex-
posure to harmful asbestos. It is your responsibility to be in compliance with the State. Please contact the State directly
for their requirements at the contact info listed below.
When is asbestoc tp�t�ng�uired�
�NY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One- and Two-Family Dwellings: 32 square feet
All Others (commercial spaces, hotel rooms, etc): 160 square feet
Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including
multi-family/condominium units, and fractional fee units.
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State-certified abatement contractor. The
air clearance letter or form must be submitted to the Town of Vail before the building permit will be issued.

much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce
