At your request, on June 7 and 11, 2012, we visited the construction site on Lot 4, Block
8, Vail Intermountain, 2851 Basingdale Boulevard, Vail, Eagle County, Colorado. The purpose
of our site visits was to observe and test the soils exposed in the foundation excavation for the
proposed residence.
The excavation for the proposed residence, was about 120 feet long by 70 feet wide. The
excavation cuts for the foundation ranged from about 3 to 8 feet, below the existing grade. At the
time of our site visits, the footing areas were excavated to the bedrock surface, except on the west
side of the excavation, where the northwest corner of the excavation was into brown, clayey-
gravelly sand with angular rock fragments, cobbles and boulders. The bedrock surface was
steeply sloped, and consisted of shale and sandstone bedrock.
Soil samples were taken from the northwest portion of the excavation and were tested for
natural moisture content, natural dry density, and swell/consolidation. The test results are
appended to this report. Ryan Schmidt, structural engineer with K.RM Consultants, informed us
the proposed residence was designed for an assumed bearing pressure of 2000 ps£ The soils
encountered in the foundation excavation are suitable for the designed soil bearing pressure of
2000 psf. It is understood that most of the foundation will be supported on the bedrock and
partially on the brown, clayey, gravelly sand with cobbles and boulders, which will have a
potential for a differential settlement.
After the site visits and several conversations with Tim Hennum, PE, also a structural
engineer with KRM Consultants, we agreed that doweling into the sloped bedrock surface is not
a suitable alternative for this site and soil conditions, and leveled trenches have to be excavated
for the footings. We understand that it will take jack hammering to accomplish the excavation.
You will call us to schedule an open hole observation, once the excavation of all of the trenches
has been completed to verify the soil conditions.

footing subsoils.
Foundation walls retaining earth and retaining structures that are laterally supported
should be designed to resist an equivalent fluid density of 60 pcf for an "at-rest" condition.
Laterally unrestrained structures, retaining the on-site earth, should be designed to resist an
equivalent fluid density of 40 pcf for the "active" case.
The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Surcharge loading due to adjacent structures, weight of temporary stored
construction materials and equipment, inclined backiill and hydrostatic pressure due to undrained
backfill should be incorporated in the design. They should try to prevent the buildup of
hydrostatic pressure behind the retaining wall.
The site surrounding the building structure should slope away from the building in all
directions. A minimum of 12 inches in the first 10 feet is recommended in unpaved areas, and
three inches in the first 10 feet in paved areas. The top of the granular foundation backfill
should be covered with a minimum of 1 foot of relatively impervious fill to reduce the potential
of surface water infiltrating the foundation subsoils.
Surface water naturally draining toward the proposed building site should be diverted
around and away from it by means of drainage swales or other approved methods. The roof
drains and downspouts should extend and discharge beyond the limits of the backfill.
It is not recommended to introduce excess water to the foundation soils by installing
sprinkler systems next to the building. The installation of the sprinkler heads should insure that
the spray from the heads will not fall within 10 feet of foundation walls, porches or patio slabs.
Lawn irrigation must be controlled.
To reduce the risk of surface water infiltrating the foundation subsoil, and a perched
ground water condition in the area of bedrock subgrade, we recommend installation of a
foundation perimeter drain behind every step of the foundation. The foundation perimeter drain
(See Figure No.3) should consist of a 4-inch diameter, perforated pipe, sloped to a suitable
gravity outlet, at a 1/4 inch per foot for flexible or at a 1/8 of an inch for rigid pipe. The bottom
of the trench, adjacent to the footing, should be lined with a polyethylene moisture barrier glued
to the foundation wall. The drain pipe should be laid over an impervious moisture barrier and
covered with a minimum of 6 inches of -3/4-inch free-draining granular material. Geotextile
(Mirafi 140N or equivalent) should be used to cover the free-draining gravel to prevent siltation
and clogging of the drain. The backfill above the drain should be granular material to within 2
feet of the ground surface to prevent a buildup of hydrostatic pressure.
In addition, for the ground water (the source of the water has not been established)
seepage near the southeast corner of the property, outside of the building footprint, an interceptor
drain is recommended. The interceptor drain (see Detail on Figure No. 4) should have two 6-inch

diameters, rigid, perforated drain pipes installed in a combination with a 30-mil pond liner, and a
gravel backfill to above any anticipated seepage lines in order to collect the ground water and
move it away from the foundation subgrade and the foundation walls.
We also, recommend waterproofing of the foundation, specifically the south foundation
wall.
This report has been prepared accarding to locally accepted Professional Geotechnical
Engineering standards for similar methods of testing and soil conditions at this time. The
findings and recommendation stated above are based on the soil conditions observed and tested
in the foundation excavation only. There is no other warranty either expressed ar implied.

As requestcd, a representative af Hepl�-ortli-Pawlak Geotechnical, Inc. observect the
excavation at the subject site on June 18, 2012 to evaluate the znaterials exposed for
foundation suppc�rt. The findings of our observatians and �•econ�3lendatic�ns for the
foundation design are presented ui this report. The services c�ere per%rmed in
accord�ulce with our ageement f�r professiona( engineering sei•vices to Dantas Builders.
Inc., dated June I8, 2012. �
The build'u�g will be a one and two story wood fraine structure �ver a walkout basement
level. Grnund floors will be slab-on-grade. The building has been designed to be
supported an spread footings assumi.ng an allowable sail bearing pressure of 2,000 psf.
The terrain at the lot is model•ately steeply sloping da�,n to the north.
At the time of our site visit, the foundation excavation, which was essentially cornplete,
had t�een cut in multiple levels from about 3%z to IS feet belc�w the adjacent ground
surface. The rnaterials exposed in the bottom of thc excavation consisted rrimarily of
hard sandstone shale bedrock fhat was typically fractured. In the shallowc,r cut a�•eas in
the n�rthwest portion of the excavation, the�-e was a rninor depth of inedium dense, silty
clayey sand and gravel with cobbles exposed at excavation subgrade over the shai�
bedrock. In the northeastern portian af the excavation, about 1 foat of well broken sha(e
bedrack had been placed on the shal� bedrock as a leveling caurse. The we11 broken
shale was to racky to test c;ompaction with a canventional nuclear gage but by probing
with a shovei appeareci �r,etl compacted. The forms for the s�read fc►otings for the
building foundatian were being cunstructed at the time of our site visit. Minor free water
seepag� was observed in the northeastern part of the excavation and the sails and bedrock
materials ��ere slightly moist to moist.

Considering the conditions exposed in the excavation and the nature of the proposed
construction, spread footings placed on the undisturbed natural shale bedrock and silty
clayey sand and gravel with cobble soil designed for an allawable bearing pressure of
2,000 psf can be used for support of the proposed residence. 'There is some risk of
differential settlement due to the variable bearing conditions. Placing the footings
entirely on the hard shale bedrock would provide a low risk of differential settlement.
The shallow depth of compacted fill at the northeast corner of the excavation is
acceptable for footing support.
Footings should be a mizumum width of 16 inches for continuous walls and 2 feet for
colwnns. Loose and disturbed materials in fooiirxg areas shouid be zemoved and the
bearing level extended down to the undisturbed natural soils or hard bedrock. The water
seepage into the excavation should be diverted away from footing areas by trenches and
any muddied sails removeti prior to footing construction. Exterior footings should be _
provided with adequate soil cover above their bearing elevations for frost protectian.
Continuous foundation walls should be reinforced top and bottom to span local anomalies
such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as
retaining structures should also be designed to resist a lateral earth pressure based on an
equivalent fluid unit weight of at Ieast 55 pcf for on-site soil and well broken shale as
backfill. A perimeter foundation drain should be provided to prevent temporary buildup
ofhydrostatic pressure behind the basement walls and prevent wetting of the lower level.
The drain system should include a minimum 4 inches af drain gravel below the basement
slab. The drain gravel for the perimeter drain pipe should extend to abave seepage level
in the adjacent cut slope face. Structural fill pIaced within floor slab areas can consist of
the on-site sand and gravel soils and we11 broken shale compacted to at least 95% of
standard Proctor density (SPD) at a moisture content near optimum. Backfill placed
around the structure shoutd be compacted to at least 90% SPD and the surface graded to
prevent ponding within at least 10 feet of the building. Landscape that requires regular
heavy irrigation, such as sod, and sprinkler heads should not be Iocated within 5 feet of
the foundation.
The recornmendations submitted in this letter are based on our observation of the
materials exposed within the foundation excavation and do not include subsurface
exploratzon to evaluate the subsurface conditions within the loaded depth of foundation
influence. This study is based on the assumption that materials beneath the faotings have
equal or better suppor� than those exposed. The risk of foundation movement may be
greater than indicaied in this report because ofgossible variations in the subsurface
conditions. In order to reveal the nature and extent of variations in the subsurface
conditions below the excavation, drilling would be required. It is possible the data
obtained by subsurface exploration could change the recommendations contained in this

Duct Insulation:
� Supply ducts in attics are insulated to a minimum of R-8. All other ducts in unconditioned spaces or outside the building envelope are
insulated to at least R-6.
Duct Construction and Testing:
� Building framing cavities are not used as supply ducts.
� All joints and seams of air ducts, air handlers, filter boxes, and building cavities used as return ducts are substantially airtight by means
of tapes, mastics, liquid sealants, gasketing or other approved closure systems. Tapes, mastics, and fasteners are rated UL 181A or
UL 181 B and are labeled according to the duct construction. Metal duct connections with equipment and/or fittings are mechanically
fastened. Crimp joints for round metal ducts have a contact lap of at least 1 1/2 inches and are fastened with a minimum of three
equally spaced sheet-metal screws.
Exceptions:
Joint and seams covered with spray polyurethane foam.
Where a partially inaccessible duct connection exists, mechanical fasteners can be equally spaced on the exposed portion of the
joint so as to prevent a hinge effect.
Continuously welded and locking-type longitudinal joints and seams on ducts operating at less than 2 in. w.g. (500 Pa).
� Duct tightness test has been performed and meets one of the following test criteria:
(1) Postconstruction leakage to outdoors test: Less than or equal to 550.3 cfm (8 cfm per 100 ft2 of conditioned floor area).
(2) Postconstruction total leakage test (including air handler enclosure): Less than or equal to 825.5 cfm (12 cfm per 100 ft2 of
conditioned floor area).
(3) Rough-in total leakage test with air handler installed: Less than or equal to 412.7 cfm (6 cfm per 100 ft2 of conditioned floor area).
(4) Rough-in total leakage test without air handler installed: Less than or equal to 275.2 cfm (4 cfm per 100 ft2 of conditioned floor area).
Temperature Controls:
� Where the primary heating system is a forced air-furnace, at least one programmable thermostat is installed to control the primary
heating system and has set-points initialized at 70 degree F for the heating cycle and 78 degree F for the cooling cycle.
� Heat pumps having supplementary electric-resistance heat have controls that prevent supplemental heat operation when the
compressor can meet the heating load.
Heating and Cooling Equipment Sizing:

� Additional requirements for equipment sizing are included by an inspection for compliance with the International Residential Code.
� For systems serving multiple dwelling units documentation has been submitted demonstrating compliance with 2009 IECC Commercial
Building Mechanical and/or Service Water Heating (Sections 503 and 504).
Circulating Service Hot Water Systems:
� Circulating service hot water pipes are insulated to R-2.
� Circulating service hot water systems include an automatic or accessible manual switch to turn off the circulating pump when the
system is not in use.
Heating and Cooling Piping Insulation:
� HVAC piping conveying fluids above 105 degrees F or chilled fluids below 55 degrees F are insulated to R-3.
Swimming Pools:
� Heated swimming pools have an on/off heater switch.
� Pool heaters operating on natural gas or LPG have an electronic pilot light.
� Timer switches on pool heaters and pumps are present.
Exceptions:
Where public health standards require continuous pump operation.
Where pumps operate within solar- and/or waste-heat-recovery systems.
� Heated swimming pools have a cover on or at the water surface. For pools heated over 90 degrees F(32 degrees C) the cover has a
minimum insulation value of R-12.
Exceptions:
Covers are not required when 60% of the heating energy is from site-recovered energy or solar energy source.
Lighting Requirements:
� A minimum of 50 percent of the lamps in permanently installed lighting fixtures can be categorized as one of the following:
(a) Compact fluorescent
(b) T-8 or smaller diameter linear fluorescent
(c) 40 lumens per watt for lamp wattage <= 15
(d) 50 lumens per watt for lamp wattage > 15 and <= 40
(e) 60 lumens per watt for lamp wattage > 40
Other Requirements:
� Snow- and ice-melting systems with energy supplied from the service to a building shall include automatic controls capable of shutting
off the system when a) the pavement temperature is above 50 degrees F, b) no precipitation is faliing, and c) the outdoor temperature is
above 40 degrees F(a manual shutoff control is also permitted to satisfy requirement'c').
Certificate:
� A permanent certificate is provided on or in the electrical distribution panel listing the predominant insulation R-values; window
U-factors; type and efficiency of space-conditioning and water heating equipment. The certificate does not cover or obstruct the visibility
