HomeMy WebLinkAboutDRB120109 comment letterHey Dave, The Town of Vail has completed its preliminary review of the design review application for a new two-family residence at 4898 Meadow Lane. The following is a summary of that review: · Submit a title report (schedules A &B) and copies of any applicable purchase agreements. · Submit a stamped, topographic land survey. The submitted ILC only includes partial topographic survey data and surveyor’s note #6 indicates that this ILC is not a land survey and should not be relied upon for building or future improvements. · This property is located within a High Severity Rockfall Hazard zone. Submit a site specific geologic investigation prepared in accordance with the specification of Section 12-21-13, Vail Town Code, by a registered professional engineer or professional geologist. · The submitted property information form must be corrected and resubmitted: o Zoning is Two-Family Primary/Secondary District. o The total lot size/site area does not equal 21,780 sq.ft./0.50 acres, identify the correct lot size. o Hazard Zones: High Severity Rockfall. o Allowable GRFA does not equal 9,076, identify the correct allowable GRFA (see Section 12-6D-8, Vail Town Code). o The secondary unit can not exceed 40% of the allowable GRFA. o Provide site coverage calculations (min. 20% of site area). o Provide landscape area calculations (min. 60% of site area). o Provide snow storage calculations (min. 10% of driveway area). o Maximum allowable number of exterior light fixtures is 21. · Submit red-lined floor plans indicating how the proposed GRFA and site coverage were calculated. · Submit a red-lined site plan indicating how the proposed landscape area was calculated. · The site plan must be corrected as follows: o Label the total lot size/site area. o Show proposed grading. o Show positive drainage away from the proposed building. o Label roof elevations for all ridges and eaves. Label the roof height as measured to natural or finished grade below, whichever is more restrictive. o Show the limits of disturbance fence. o Identify required parking spaces with a 9 ft. x 19 ft. box for exterior spaces and a 9 ft. x 18 ft. box for enclosed spaces. o Driveways must be setback a minimum of 2 feet from the side property lines. o Driveway snowmelt within the street right-of-way must be on a separate heat zone. o Remove all portions of the existing retaining walls from the Meadow Drive street right-of-way. · The landscape plan must be corrected to include a detailed legend listing the type and size of all proposed planting materials and all removed trees. · Stamped, engineering drawing for the proposed retaining walls will be required with the building permit submittal. · Contact Sean Koenig, Town of Vail GIS Specialist, at (970) 479-2452 to coordinate a street address assignment for Unit B from Meadow Lane. This application has been tentatively scheduled for review by the Design Review Board at its Wednesday, May 16th public hearing. In order to remain on this schedule for a final review, revised plans and the necessary additional information to address these items must be submitted by no later than Noon on Monday, May 14, 2012.
