Note: In asbestos testing, the acoustic ceiling texture throughout much of the unit was
found to contain between 5 and 7% Chrysotile Asbestos. As stated above, this material is
to be encapsulated with one layer 1/2" drywall. The full asbestos report is included with
this package.

To whom it may concern,
At your request, Foothills Environmental Inc. (FEI) conducted a limited asbestos inspection of
suspect asbestos materials that may be impacted during planned renovation and remodeling
activities at the condominium unit located at 133 Vail Road, Unit #625 in Vail, Colorado. Mr.
Jason Martin, an asbestos inspector certified by the Colorado Department of Public Health &
Environment, conducted the asbestos inspection. Aerobiology Laboratory Associates, Inc. an
independent laboratory accredited by the National Voluntary Accreditation Program (NVLAP) and
the Ainerican Industrial Hygiene Association (AIHA) analyzed the samples utilizing Polarized
Light Microscopy (PLM).
Bulk sampling of suspect building materials from the residence was conducted to identify Asbestos
Containing Material (ACM) that would be impacted by interior renovation and remodeling
activities planned in the unit. An ACM is defined by the EPA as a material with an asbestos
content of greater than one percent (1%) by area.
All accessible interior building materials that would be impacted by the proposed renovations and
reinodeling as described by KW personnel during the site visit were inspected for ACM. These
materials consisted of the walls throughout the Hallway and the popcorn ceiling texture throughout
the residence. FEI did not inspect outside of the proposed scope of work, underground conduit,
electrical panels instruments or other appurtenances.
DESCRIPTION
The building is a single story residential condoininium unit. The exact date of original construction
is unlcilown.

Approximately 1100 square feet of acoustic popcorn ceiling texture throughout the
residence contains 5-7% Chrysotile asbestos.
Note:
There may be additional suspect asbestos containing materials located under/behind building
inaterials that were not sampled as part of this inspection. If additional suspect materials are
discovered they should be presumed to be asbestos until sampling and analysis proves otherwise.

CONCLUSIONS and RECOMMENDATIONS:
ND = None Detected
Removal, in accordance with the Colorado Department of Public Health and Environment's
(CDPHE) Regulation No. 8, is required of material with an asbestos content of greater than one
percent (1%) by volume that are fi•iable or will be made friable during renovation or demolition
activities. Friable means that the material, when diy may be crumbled, pulverized, or reduced to
powder by hand pressure.
The National Einission Standard for Hazardous Air Pollutants (NESHAP) regulations set forth by
the U.S. Enviroiunental Protection Agency control asbestos emissions from renovation and
demolition activities.
The Occupational Safety and Health Adininistration (OSHA) Construction Asbestos Standard 29
CFR 1926.1101 contains work practice and engineering control requirements and prohibitions that
must be obseived reaardless of tl�e percentage of asbestos in the installed construction materials.
The standard also has exposure-based requirements consisting of a 0.01 fiber/ cc 8 hour Time
Wei�hted Average (TWA) Personal Exposure Limit (PEL) and a 1 fber/ cc 30-nunute excursion
limit.

Acoustical spray-on material is classified as a friable regulated asbestos containing material.
Abatement in accordance with Regulation No. 8 is required if the amount of asbestos containing
material that will be disturbed in connection with renovation activities exceeds the trigger level of
32 square feet. These materials can be easily damaged due to their lightweight physical
consistencies. Abrasive ar disruptive actions such as drilling, and mounting of equipment should
not be employed due to the potential for the generation of airborne asbestos fibers. Alterations to or
the removal of these materials requires adherence to all applicable local, state, and federal
regulations concerning asbestos removal and disposal.
LIMITATIONS
This report describes the locations and conditions of ACM identified in the designated portions of
the residence during the inspection. FEI represents that our services are performed within the limits
prescribed by applicable regulations and in a manner consistent with the level of care and skill
ordinarily exercised by other professional consultants under similar circumstances. No other
representation is made to the client, expressed or implied, and no warranty ar guarantee is included
or intended. This report should not be used as a bid document or Project Design as it does not
include components of the design requirements set forth in Colorado Regulation No. 8, Section
III.C.3
