HomeMy WebLinkAboutDRB120110 comment letterHey Dave, The Town of Vail has completed its preliminary review of the design review application for a new single-family residence at 1699 Buffehr Creek Road. The following is a summary of that review: · This property is located within a High Severity Rockfall Hazard zone. Submit a site specific geologic investigation prepared in accordance with the specification of Section 12-21-13, Vail Town Code, by a registered professional engineer or professional geologist. · The proposed house is located on excessive slopes (≥30%).  Pursuant to Section 12-21-12-D, Vail Town Code, “Structures must be designed by a licensed architect.” So, the proposed plans must be stamped by an architect. · All portions of the building, including roof overhangs, must be located within the building envelope (see attached letter dated February 28, 2003) .  The Design Review Board may approve minor changes to the building envelope configuration if there is no net change in the total envelope area.   The site plan must be modified to show a revised envelope enclosing all proposed decks, entry stairs, roof eaves, etc. · The submitted property information form must be corrected and resubmitted: o Zoning is Residential Cluster District. o The total lot size/site area is 83,286 sq.ft. o Hazard Zones: Excessive Slopes and High Severity Rockfall. o Provide landscape area calculations (min. 25% of site area). o Provide snow storage calculations (min. 10% of driveway area). · The site plan must be corrected as follows: o Label the total lot size/site area as 83,286 sq.ft. o Show proposed grading. o Label all top-of-wall elevations, bottom-of-wall elevations, and retaining wall heights (including existing retaining walls). o Label roof elevations for all ridges and eaves. Label the roof height as measured to natural or finished grade below, whichever is more restrictive. o Show the limits of disturbance fence. o Identify required parking spaces with a 9 ft. x 19 ft. box for exterior spaces and a 9 ft. x 18 ft. box for enclosed spaces. o Label spot elevations at garage entrance to verify driveway slope. · The landscape plan must be corrected to include a detailed legend listing the type and size of all proposed planting materials and any removed trees. · Stamped, engineering drawing for the proposed retaining walls will be required with the building permit submittal. This application has been tentatively scheduled for review by the Design Review Board at its Wednesday, May 16th public hearing. In order to remain on this schedule for a final review, revised plans and the necessary additional information to address these items must be submitted by no later than Noon on Monday, May 14, 2012.
