this letter are sitesp€cific to this poperty, any substantial changes to construction location, size

Rocldail does 6xiS on the dopes to the south of Gore Creek but the creek itself wlll mitigate the
rocldall haard ard prwent it fiom reaching the construction locdion. Mitigation frorn rocldall Wll
not be nece$ary.
Debris Avalanche
Debris a/dancheg also occur on the slopes south of Gore Creek but do not reach the
construction site. Mitigetion to pr€tect ftom debds analanches will rtd be needed.

VITI. CONCEPTUAIJ DESIGIN REVTEI{
A. SubmiLtal reouirements: The owner or authorized agent of any project requiring design approval as prescribed by this chapter may submit plans for conceptual review by the Design Review Board to Ehe Department of
Comrtunity Development. The conceptual review is intended t.o give the appLicant a basic understanding of the compat.ibility of their proposal with the Town's
Design Guidelines. This procedure is recommended primarily for applications more complex than single-family and two-family resj.dences. However, developers of sinqle-family and two-fanily projects shaIl not be
excluded from the opportunity t,o requesE a conceptual design review. Complet.e applicat,ions must be submitted
10 workiag days prior to a scheduled DRB meeting.
The following information shall be submitted for a
conceptual review:
1. A conceptual siEe and landscape plan at a rninimum
scale of one inch eguals twenty feet;
2. Conceptual elevations showing exterior materials
and a description of the charact.er of the proposed
structure or structures;
3. Sufficient information Eo show the proposal
complies with the development standards of the
zone district in which Ehe project is to be
locaEed (i.e. GRFA, siEe coverage calculations,
number of parking spaces, etc.);
4. Completed DRB application form.
B. Procedure: Upon receipt of an application for
conceptual design review, the Department of Community
Development shatl review the submitted materials for
greneral compliance wich the appropriate requirements of the zoning code. If Ehe proposal is in basic
compliance with the zoning code requirernents, the project shall be forwarded to the DRB for conceptual review. It the applicaeion is noL generally i.n
compliance with zoning code reguirements, Ehe application and submitcal maEerials shal1 be returned
to the applicant with a wricten explanation as to why the Community DevelopmenE Department staff has found the project. not t,o be in compliance with zoning errcle requirements. Once a complet.e application has been received, Ehe DRB shall review the submit,Eed conceptual
review applicaeion and supporting material in order to
determine wheEher or not the project generally complies with the design guidelines. The DRB does noE vote on
