Gentlemen:
I have complete my analysis ofpossible geologic hazards relating to certain aspects ofthe proposed
remodeling ofthe residence located on the captioned property. Exterior components ofthe proposed
remodeling considered in this report are a new enclosed space on the northwest side of the lower
level; new decks (rock entryways/patios) on the northwest and northeast sides of the lower level;
new windows on all but the northeast side of the lower lwel; and new windows on the southwest side
of the upper level. As described the northeast side faces Lupine Drive, the southeast side faces
Willow Way, and the southwest side is the rear ofthe residence.
The residence was constructed prior to the enactment of current regulations. It is shown of the Town
of Vail maps as lymg in the'figh severity'' rocldall zone. The rear portion of the property is mapped
in the'high hazard - red zond'snow avalanche category. The "high hazart' debris flow boundary
wraps around the rear (southeast) portion ofthe residence and adjacent buildings. The residence is
currently protwted to a significant extent from all tkee hazards by a lZ-ft-wide excavation between
the southeast wall and a concrete retaining wall cut into the hillside. While there are exposed rock
outcrops on the steep hillside to the west and south ofthe home, the area directly southeast is heavily
vegetated with evergreens of considerable age. The area immediately uphill from the residence is a
small alluvial fan moderately forested with aspen of relatively uniform age that probably date from
the oessation ofgrazing in the 1960's. Principal drainage related to the fan is well to the east, with
some secondary drainage to the west. There was no indication of reoent rocldall, snow avalanche,
or debris flow on the property.
The potential hazards discussed above should have no effect on the proposed neqly-enclosed space
or decks (rock patios), or the proposed windows on the northwest side of the lo$r level. I would
suggest that the proposed window on the southeast side of the lower level (facrn6 Willow Way) be
installed at least tluee feet above outside grade lwel mdbe a non-opening window no larger than
four feet wide and three feet high or consist oftempered glass or other break-resistant material and
installed in a heavy-duty frame. There is little risk to the proposed upper level windows on the

southwest (rear) side ofthe residence, and I do not suggest restrictions on size or whether opening
or non-opening; however I would recommend that they also consist of tempered glass or other break-
resistant material and healy-duty frames. The proposed lower level window on the southwest (rear)
side presents the most conc,ern. It is shown on the drawings made available to me as a multi-segment
window approximately 10 ft wide. I suggest that this window consist of four 2-ft-wide non-opening
panes in two groups separated by at least 4 inches ofsolid wood, steel, or concrete. The panes
should be no more than 4 ft high and again consist oftempered glass or other break-resistant material
installed in heavy-duty frames.
Although not involved in the proposed remodeling some consideration might be given to redesigning
the covers over the two light wellVsecondary exits from the bottom level of the rear of the residence
to more positively prevent the filling of these wells by snow or debris flow in the unlikely event of
such an occurrence.
Care should be exercised in construcing the deck (rock patio) on the northwest side ofthe residence
to insure proper drainage with respect to the slope leading down to the northwest and the walkways
and driveway below.
While the site is in an area geological sensitivity, such hazards to the proposed modifications as itre
present can be mitigated if the above recommendations are followed. As described the proposed
remodleing does not increase the bazsdto other property or structures, or to public buildings, rights-
of-way, roads, streets, easements, utilities, or facilities or other properties of any kind. Nothing in
this report should be construed as suggesting that the proposed mitigations eliminate the geologic
hazards as contained on the Town of Vail maps to the residence as a whole.

1. The large lower-level window on the southwest (rear) side may be constructed with five 2k4'
panes oftempered glass separated by/framed with f-insh tube steel.
2. A row of 2Y-' windows is proposed above the 2'x4' panes referenced in (l). The bottom of
the glass portion ofthe window should be at least four feet above grade level. The upper set
may be openable.
3. The proposed windows on tlre upper level may be wood-framed, so long as these frames are
substantial.
