Dear Mr. Dauphinais:
Upon revieu.ing the plans for the single family residence at 1650 Lionsridge Loop, in the Grand
Traversc subdivision. corrections and modifications are necdcd one week prior (June 27) to the
Design review Board mecting on July 3, 1996. The following comments are items which need to
be addrcss:
Ordinance No. 10, Series of l99l provides changes to the original Special Dcvelopment District
No. 22 that concern lot size and corresponding GRFA. The indicated lot size for lot l9 is 9,148
squarefeetGq.ft.)withamaximumGRFAallowanceof2,TlSsq.ft.. Thesubmittedplans
irulicate the lot sizc as 9,152.93 sq. ft. and proposed GRFA as 2,916 sq. ft' Pleasc revise the
plans accordingly.
The Grading Plan does not indicate the correct grades. The plan indicatcs a 100 foot dcferential
between a couple of contour lines. The following figures need to be changed from 8,024' - 8,028'to
812',4 - 8128'.
Thc driveway has a grade of 16%near Lionsridge Loop (the grade cannot exceed 8%). The grade
may be up to l0% with the approval of the Town Engincer and not to exceed 12% if the driveway
isheated. Theroadelcvationis8.l32.33'atthecenterofthedrivewayatthcroad.
At the request of the T.O.V, Fire Departnent the driveway needs to be flared rather than creating the
existing bottle neck. Please revise the plans accordingly'
Confinnation is necdcd on a couple of items on the floor plans. The frst level plan indicates an area
in the master bath with a cross. is this the shower? If so, a door needs to be indicated on the plan'
