Dear Mr. Moran,
Thank you for attending yesterday's Design Review Board meeting regarding the application of ditferent railings at
the above address. As you know, the DRB approved the application on one condilion:
1) The applicant shall paint the existing railings on the west side of the duplex to match the railings on
the east sicle of the duplex and shall construct the raillngs on the rcar ot the west slde to match those on
the front side of the duplex in style and color; all work to be done prior to final inspection.
I have set up a planning inspection for this project. Therefore, when you call to final the building permit after the
work has been completed, the planning department will visit the site to ensure that all work was completed in
accordance with the Design Review Board's requests. Please don't hesitale to let me know should you have any
remaining questions or concerns. All the best for a pleasant fall season.

Dear Mr. Moran,
Thank you for submitting an application for design review of new railings on the west side of the residence at the
above address. Per our conversation this.afternoon, I have scheduled the application for the next Design Review
Board hearing on Wednesday, August 18rh, at 3pm. The Design Review Boaid will visit the site at their-pre-
meeting that morning and then make a decision regarding the railing style change at the public hearing at 3pm.
As it states in the Vail Town Code regarding duplex development, "Unified architectural and landscape design
shall include, but not be limited to, the use of compatible building materials, architectural style, scale, roof forms,
massing, architectural detalls, site grading and landscape materials and features" (Section 14-10-E-1). Though
the railings are currently unmatched, any upgrade to a development generally requires matching architectural
details on both sides of a duolex.
Please do not hesitate to contact me regarding any questions or concerns you might have. Thank you for your
patience in what is not always an easy design review process. I look fonrvard to seeing you on Wednesday,

A pre-application meeting with a member of the planning staff is strongly encouraged to det.ermine if any add.itional application information is needed. The review process for NEW BUILDINGS normally requires two separate meetings of the Design Review Boardr a conceptual approval and a finaL approval. Applicants should plan on presenting their development proposal at a minimum of two meetings before obtaining final approval.
Applicants who fail to appear before the Design Review Board on t.heir scheduled meeting date and who have nor asked in advance that discussion on their item be postponed, wiII have their items removed from the DRB docket until such ti.me as the item has been republished.
The following items may, at the discretion of the zoning administrator, be approved by the Community Devel"opment Department staff (i.e, a formal hearino before t.he DRB may not be required) :
a. Windows, skylights and which do not alter the building; and
b. Building addition proposals not visibJ-e from any other lot or public space. At the time such a proposal is submitted, applicants must include Iett,ers from adjacent property owners and,/or from the agent for or managier of any adjacent
condominium association stating tbe association approves of the addition.
If a property is located in a mapped hazard area (i.e.
snow avalanche, rockfall, flood plain, debris f1ow,wetland, etc) r a hazard study must. be submitted and the owner must sign an affidavit recognizing the hazard report prior.to the issuance of a building permit.Applicants are encouragied to check with a Town planner prior to DRB application to determine the relationsbip of the property to all mapped hazards.

At your request we have inspected the framing of the garage
addition at your 4424 Streamside Circle residence. Further-
more I have run calculations on this framing system to deter-
mine if it could neet the Town of Vail Buildine Code.
I am pleased to inform you that this system does meet the local-
snow foad requirements and that no additional framing will be
required. Thi:s is based upon an 80 pound per square foot snow
and a 1J pound per square foot dead 1oad.
I have also calculated the loading that will be imposed upon
your kitchen wal1 line from the new framing of the kitchen
floors that you wish to do, It is my opinion that the slab
under this waIl will be capable of carrying this additional-
loading. This opinion is based upon the fact that the ad-
ditional load is quite small and the soil on this site has
a high bearing capacity.
