mit igat ion.

This report presents the results of a Soils and Foundatir:n
Invest,igation for the proposed duplex residence on Lot 4, Block
6, Bighorn Subdivision Fifth Addition, Town of VaiI, Eagle
County, Colorado. The investigation wae prepared by meang of
teet pite and laboratory testing of sannples obtained from theee

This investigation presents a description of surface and
subsurface conditions encountered at the site, recogmended
foundation aystems, allowable deeign pressures, and groundwater
conditions as well ae deaign and construction criteria influenced
by the subsoils-
SITE LOCATION AND DESCRIPTION
The eite le located at 4888 Meadow Drive in Vail, Colorado.
The lot le relatively flat and draine to the northeaet- What
appearg to be an abandoned drainage ditch crogses the lot from
southwest to northeagt. The lot wae vegetated wit,h grass and
phreatophytes (water-loving plants) in elumps. No surface water
was encountered at the time of the investigation.
GEOLOGIC HAZARDS
Lot 4, Block 6, Bighorn Subdivision Fifth Addition is
located within an identified geologic hazard area. It is rated
"high severity rockfall" by the rockfall study prepared for the
Town of VaiI by Schmueeer and Asgociatee dated November 1984.
Determination of the specific hazard of rockfall or mitigation
recommendations are beyond the acope of this rePort- The lot is
outside of the identified Debris Flow and Debris-Avalanche Hazard
Areas ae identified in Debris-Flow and Debrig-Avalanche Hazard
Analysie prepared for the Town of VaiI by Arthur I- Mears, P.E-,
Ine., dated November 1984-
SITE INVESTIGATION
The field invegtigation performed on July 13, 1989,
consisted of excavating, logging and sanPlinB two test pits. The
locatlons of the test pits are ghown on Drawing No- 1.
Sunmariee of the teet pit loge are detailed on Figuree No. 1 and
Z- A eumnary of the teet results ls ehown on Figure No. 3.
The test plts were excavat,ed wlth a conventional backhoe-
Laboratory gamplee were obtained by extracting butk samples from
undieturbed goils.
SUBSURF'ACF AND G&OUNDWATER CONDITIONS
Refer to the summary of test pito, Figurea No. 1 and 2.
Subsurface eonditions are fairly uniforrn with topeoil t,o a depth
of 2-5 feet, underlain by red,/brownr moist, grave]ly sand with
silt and eobbles and boulders to the maxlmum depth explored of I
feet- Boulders up to 3 feet were encountered in the test pits.
No overlot grading hag been done prior to this
investigation.
No groundwater wae encountered in any of the test pits at
the tine of excavation.
PROPOSED CONSTRUCTION
No specific design data has been provided, but for the
purpose of this analysio, it hae been pregumed that the propoeed
duplex residenees will coneist of two floore wi.thout a bagement,
and that loads will be lieht. If the propoeed project differe
significantly from thie underetanding, a review should be made
after the plane are more comBlete-
FOIJNDATION RECOMMFNDATIONS
Very low to non-s$relling gravelly sand with stlt and
cobbles will be encountered in the excavation- The propoeed
duplex regidencea should be founded on conventional type sl>read
footings deeigned for a maximum eoil bearlng preErsure of 3O0O

paf. At this pressure, foundation 6eEtlements will be tnlerable.
It would be advisable to proportion footi-ngs so as to minimize
differential settlements. The bottom of the footings should be
placed a minimum of 48 inches below fi-nal grade for frost
protection.
SLAB CONSTRUCTTON
Care must be taken to insure that all excavations made for
the foundations ape properly backfilled with euitable material
compacted in aceordance with the procedures outlined in the
specifications. Before the backfill is placedn all water and
loose debris should be removed from these excavations-
Pr j-or to the construction of concrete fLoors, the subgrade
should be thoroughly proof eompacted to insure a uniformly high
densi.ty- Special eare should be taken in areas where underground
utilities have been installed.
The floor slabs should be suitably reinforced to make it ag
rigid as poesible, and proper joints should be provided at, the
junctione of the slab and the foundation walLs, so that a small
amount r:f independent movement can occur without causing damage.
Pri-or to the placi-ng of concrete floors or pavements on this
sj.te, the subgrade should be proof rolled until the grade offere
a relatively unyielding surface or untiL the specifled degree of
eompaetion has been achieved. Areag of excesgive yielding should
be excavated and backfilled with clean, compacted soil-

Boulders
Boulders up to 3 feet were encountered in the test pits. It
ig likely that larger ones will be encountered in the foundation
excavation. No difficulty in excavating ie anticipated if a
large track-mounted hoe is used- Large voids in the footing
excavatj.on should be flIled with a "cIean" free-draining granular
materj.al and then eompacted prior to concrete placemenb-

Foundation waLls should be well reinforeed. Refer to
foundation designs (construction plans) for reinforcing details.
Foundation walle retaining earth should be designed to regist an
equivalent fluid presaure of 3O psf.
CRAWL SPACE COVER
When moigt soi.ls are encountered in the excavation, the
ground surface in crawl space areae should be covered with an
j.mpervious moisture barrier eealed against the footings. This
will help to reduee humidity in the crawl apace area and will
prevent the noist foundation soile from drying and shrinking,
which could possibly cause the gtructure to settle.
RACKFTLL AND SURF'ACE DRAINAGE
Backfill should be moistened or dried to- near its optimum
molsture content and compacted to at leaat 9O pereent of the
maximum standard Proctor denslty. Structural backfill should be
compacted to at leaet g5 percent of the maxi.mum standard Proctor
deneity. Exceeeive wetting or drying of the expoeed goils in the
foundatlon excavation and under-slab areas should be avoided.
Surface water running toward the structure from upslope
areaa should be diverted around and away frorn the buil.ding by
means of draiaage gwalee or other aimllar meaeures.

The final grade shourd have a positive slope away from the
foundation walrs on a]l sides. A minimum of 12 inchee i-n the
first 10 feet i.s recommended. Downspouts and sill eocke should
discharge into splash blocks that extend beyond the }imite of the
foundation warls, The uee of Long downspout extensiong in Face
of splash blocks is advisable.
I,AWN TRRIGATION
Do not install eprinkler eystems next to foundation wa}re,
porches or patio slabs- If eprinkler systems are inetalled, the
eprinkler heads should be placed eo that the spray from the
heads, under fuIl preegure, does not faII within five feet of
foundation wal1e, porches or patio elabe- Lawn imigation muel
be controlled-
rf the future owners rlesire to prant next to foundation
walls, ponches or patio glabs, and are willing to aggume the rlek
of structural damage, etc-, then it is advisable to plant only
flowers and shrubberV (no lawn) of varietieg that require very
rlttre moisture. These flowers and shrubg ehould be hand-watered
only.
MISCELLANEOUS
The recourmendatione provided henein are baeed on experience
in the area and from the oneite fietd exploration. The

inforrration obtained from Ehe field exploration and laboratory
testing reflects subgurface conditions only at the specific
locations at the particular times designated. Subgurface
condi.tions at other locations and tines may differ from the
conditi"ons at these locations- The extent of any vari.atlons
between the test pits may not appear evident unti] excavation is
gerformed- Howewer, only minor variations are expected- If
during construction conditions appear to be different. thie
office should be advised so re-evaluation of the recommendatione
may be made.

on Septenber 20, 1989, the Design Review Board gave final
approval to your duplex residence located on the above lot with
the following conditions:
1 A swale vill be required in the drlveway to allow for
drainage. The Town of VaiI engineer shall have the right to gj.ve final approval to the swale.
2. Nicolas Lampiris shall be required to certlfy that the
berro in your landscaPe plan is constructed so that it
does not deflect rocks towards other properties before
a temporary certificate of occupancy is released for
the duplex. Manrin signed a letter at the Design
Review Board neeting concernlng this requirement.
3. The beight elevations on the ridges shall be confirrned
by the owners to be at or below 33 feet before a
building pernit is subnitted to the Cornmunity
Developrnent Department.

I have completed a quick review of your Design Review Board subrnittal for the Septernber 6th meeting. On August 22nd, 24t.t:, and 29th, f left
messag'es stating that I needed the lot area in order to do the zone
check for the project. At this time, f stil1 have not received the lot
area so I must emphasize that the review on septenber 6th will only be
for a conceptual review. No final approvals will be given at this meeting. I am asking that you have your surveyor indicate the lot area
on a stamped survey. I would also appreciate it if you hrould indicate the roof ridge elevations and existing and finished grades below those roof ridges on the site plan.
once I receive the survey inforrnation, there rnay additional items that you will need to subnit after I complete the zone check.
I also received your material board on August 28th. The asphalt shingles must have a minimum weight of 300 lbs. per roofing square.
Please submit the specs of the proposed shingles.
