Sloped glazing (skylights) shall be tempered over
laminat,e glazing as per UBc 3402. Plastic glazing
shall be as per UBC 5207. A curb may be required
depending upon glazing material , slope of roof, or flashing used.
This project will require a site improvement survey.This survey sha1l be submitted and staff approved prior to a request for a frame inspection. Under no
ci.rcumstances will a frame inspection be done without an approved site improvement survey.
Exterior surfaces with stucco shall be provided. with exterior metal lath as per UBC 4705 with 2 layers of paper. Windows and doors are required to be
adeguately flashed(not with just screed metal). A lath inspection is required prior stucco
applicat.ion.
A11 new construction within the Town of vail will be reguired to have an init.ial inspection by TOv Public
Works Dept. to approve site drainage and culvert installation. this approval must, be complete prior
to any inspecEion by Lhe Building Department.

Supply a mechanical drawing indicating design of
system, size (BTU and volume) of equipment, vent
locaLion and terminat.ion, and combusLion air to be
supplied prior to any installation.
Due t.o Colorado State SEatutes, all sink faucetts
and shower heads are required to uLilize flow restricLion devices. Also, the maximum water closet,

The Davisons request that the Staff, and DRB if necessary, consider the enclosed modi{ications to
the driveway geometry.
The drive will be heated, the grades will not exceed 12o/o, and the paved area will be equal to what
is approved.
The reasons for these changes are:
1. Error in initial survey which incorrectly located the rock outcropping and specimen tree.2. Need to avoid roots of the existing and remaining forest to the north.
lf approved, we will call the Town Engineer for a survey check prior to paving. The contractor has
been informed of the gravity of exceeding the maximum grade ol 12o/o.

Re: Davison Residence - Lot 10 Forest Glen Subdivision
Dear Jim:
We are proposing a material change to the enclosing walls of the entry porch. During the
value engineering process, most of the stone veneer was deleted. The enclosing walls of
the entry porch remained stone veneer. We would like to delete the stone veneer in this
location as well. With most of the exterior materials in olace, the owners would like to
use more of the stained vertical cedar siding rather than adding a material that has not
been used up to this point. We feel that it will be more consistent with the architecture of
the approved building. Enclosed you will find two copies of the revised elevations.
We are hoping again that this revision can be staff approved. Please call if you have any
questions.

Dear Jim:
During our review of the Davison Residence with the contractor, we have decided
to replace what was a flat roof area with a gable. This occurs in the Guest
bedroom at the west side of the building. Not only will this alleviate some of the
winter condition problems of having a flat roof, but it is also more consistent with
the architecture of the approved building. Enclosed you will find 2 copies of the
revised elevations in the I 112 x 11 format that we are proceeding with.

During the value engineering process, we have made some revisions and reduced the square footage of the Davison Residence. Please review the revised drawings and t,he list
below for clarification.
1. The Guest bedroom and bath dormer on the upper level has
been removed and relocated to the entry level- where the Billiards room was previously.
2. Front entry stair plan has been simplified. Stone veneer
has been deleted from the front entry stair walls and
replaced \"/ith stucco.
Planter wa1ls surrounding the front entry stair have been deleted and replaced with boulders.
Stone veneer at the base of the building has been deleted
and replaced with stucco.
5. Stone veneer retaining walls at the terrace and service entry have been replaced with boulder retai-ning.
5. Roof deck at Alex's room no longer turns the corner to the west. That area is now covered by roof. The deck remains only on the north side of the building above the garage.
7. Windows to the west in Alex's and Jen's rooms have been elongated from 2'-6" deep to 4'-0" deep.

Dear Mr. Reiily:
At your request, I completed a site inspection of an unplatted
parcel west of the Timberfal-Is developnent in East Vail on August
27, 1991. The purpose of the site visit was to quantify the potential rockfall hazard on the site. The southern portion
(approxirnately 25?) of this parcel is napped as rrsevere'r rockfall
hazard on Town of Vail maps. In addition to the site inspection,
I conducted a study of aerial photographs dated 1939t 1950, t962 1
L974t and 1984. Some of these photos pre-date developrnent and
provide an excellent view of the area prior to manrs disturbance
and can be used to locate rocks which may have fallen into the
area that was to become the parcel in question.
The following observations and corclusions result from my study.
a. Rock deposits characteris,tic of rockfall origin
were not identified on the sjte through aerial-photo
inspection or the site visit.
b. The slope above the site consist of a mature forest
with no perched boulders capable of rolling and
bouncing down the slope and reaching the parcel.
c. The distinct Limestone cliff band, which serves as
a rockfall source at many Vail areas, does not crop out
on the slope above the parcel.
In surnmary, rockfall does not appear to be a hazard on any portion of the parcel and should not serve as a constraint to building on the site.

At your request, I have conpleted (a) an analysis of avalanche
dynamics and exj.sting avalanche-berm capacity at Timberfalls, and (b) an evaluation of the debris-flo$r hazard. This work was based
on a site inspection conducted on August 27, 1991 and upon
revised avalanche-dynarnics calculations.
AVALANCHE DYNAI{ICS AND BERM CAPACITY -/
An original avalanche analysis and berm specification was
completed by Mr. Hans Frutiger, a Swiss.avalanche-control.engineer, in 1973. The analysis reported bere applies current
avalanche-dynamics methods, including rnodified Swiss and Arnerican procedures (Salrn, 1990; Mears, in prep.), to conpute the
avalanche dynarnics and adequacy of the existing berms.
The following surnmarizes the methodology used. Cornputational details are insluded in the Appendix.
1. Design-avalanche (rt1O0-yearrr return period) runout
distance was determined through inspection of a regional database of extreme avalanches, The runout
distance ends on the north side of Gore Creek assuming natural terrain without the berrn in place.
2. A desion slab thickness of 1.60m over the starting
zone area of 44r4oomr sras estimated by analysis of
extreme storm data.
3. Velocitv. flow heiqht, discharge. and deposit heiqht, tvere computed tbrough application of the Swiss
avalanche-dynanics procedures (Salrn, 1990). The runout
distance was forced to stop at the point determined in
step lrlrrr above. The present berm configuration and Iocation of excavations and tennis courts were used in final calculations.

The following conclusions about berm effectiveness were reached
as a result of this anaLysis and site rneasurements.
1. The flow heiqht of the design avalanche is less
than the existing bern height.
2. The naximurn deoosit heiqht of the design avalanche is less than the bern height.
3. Lateral spreadinq of the avalanche below the berms (in the tennis courts) is accurately shown on the original (Frutiger, L973) drawings.
The existing berrn, therefore, does not require nodifications or
enlargements to nitigate the design avalanche.
DEBRTS FLOWS
The northeast corner of the unplatted parcel (on the west side of the avalanche berm) is shown as being within a trmoderate-hazardrl
debris-flow area on the 1994 Town of Vail rrGeologically-sensitive
areail (cSA) maps. This includes portions of proposed lots 5 and 6, as shown on the Timberfalls site plan dated 6/LO/9J-. Moderate hazard means Lots 5 and 6 and the building envelopes could be
reached by nuddy lrater, srnall rocks, and vegetative debris during a rare debris-flow event. Extensive buitding damage and/or loss of life will not be a problen. The return period of the design debris-flow is ! 1Oo years.
Mitigation to buildings on Lots 5 and 5 could be accomplished by flood-proofing and direct protection of exposed foundation and building walls. Ttris rnethod has been used at other buildings in vaiL. Alternately, rnitigation could be achieved by designing a srnall settling pond and berm in the flat area above the tennis courts. Final rnitigation details for Lots 5 and 6 depend on architectural and landscaping details whLch are not currently'available. The nitigation on these lots, however, can easily be incorporated into building design without adversely affecting adjacent public or private property.

CONCLUSIONg
1. Subsoil conditions are fairly
uniform over the site with topsoil overlying gravelly CIAY or gravelly topsoil underlain by sandy GRAVEL with cobbles and boulders to a
maximum depth orylored of 5.5 feet.
2. The proposed residence should be
founded on undisturbed sandy GRAVEL on conventional spread footings
designed for a maximum soil bearing pressure of 2r0oo psf.
3. According to the official Maps for the Town of VaiI, as referenced in Ordinance No. 5, Chapter 18.69 of the Vail Municipal Code and a letter/report prepared by Mr. Art Mears, P.8., appended, the lot is not classified as a Geologically sensitive Area.
ACOPE
This report presents the results of a Soils and Foundation
Investigation for the proposed residence to be constructed on
Lot 10, Forest Glen, Town of Vai1, Eagle County, Colorado. The
investigation was prepared by neans of test pits and laboratory
testing of samples obtained fron these pits.
The purpose of this foundation ercptoration was to determine
the various soil profile components and the engineering
characteristics of the foundation naterials, and to provide
criteria for use by the design engineers and architects in
preparing the foundation design, from a geotechnical point of view.

STIB I/OCATTOIr AND DESCRTPITOII
The site is a 0.53 acre lot located to the south of clen Falls
Lane and to the southeast of a private access road in the Forest
GIen Subdivision, Town of Vail, Eagle County, Colorado. The
topography of the lot is steep to moderate. Vegetation consists of
aspen and pine trees. Drainage is to the north. There was about
3.5 feet of snow on the ground at the time of investigation.
SITE IIWESTIGiTTOII
The field investigation performed on February 4, L993,
consi3ted of excavating, logging and sanpling 2 test pits. The
Iocations of the test pits are shown on Drawing No. 1.
The test pits were excavated with a conventional backhoe.
Surmnaries of the test pit logs are detailed on Fi.gures No. l and 2.
Granular soils were sampled by bulk sanpling.
These samples were returned to our laboratory, inspected and
crassified in accordance nith the unified soir classification
System and the test pit logs were edited as necessary. to aid ln
classifying the soils encountered, and to determine general soil
characteristics, selected laboratory tests (grain size
distribution) were performed on representative soil saDplea.
Sumnaries of the test results are shown on Figures No. 3 and 4.

gUBSTIRFACE END GROT'NDNAIER CONDTTIONS.
Refer to the sunmary of test pits, Figures No. 1 and 2.
Subsurface conditions are fairly unifona nith topsoil overlying
gravelly CLAY or gravelly topsoil underlain by sandy GRAVEI-, Itith
cobbles and boulders to a naximum depth explored of 5.5 feet.
We understand that no overlot grading has been done prJ.or to
this investigation.
No groundwater ltas encountered in any of the test pits at the
tirae of excavation.
According to ordinance No. 5, Section 5, chapter 18.69 of the
Vail Municipal Code, the following Town of VaiI official Maps were
reviewed:
1. The debris flow and debris avalanche hazard analysis nap
prepared by Arthur I. Mears, P.E., Inc. and dated November
1984.
2. The rockfalt nap prepared by Schmuser & Associates, Inc. and
dated November zg, lrg84. This map has been revised by
Arthur I. ltlears, P.E., Inc. by a letter appended to this
report.
Lot 10, Forest GLen is not classified as a Geologically
Sensitive Area based on the above records.

PROPOSED CON8ERI'CTION
No specific design data has been providedr but for the purpose
of this analysis, it has been presuned that the proposed residence
will consist of 2 floors with a basement, and that loads will be
light. If the proposed project differs significantly fron this
understanding, a review should be nade after the plans are nore
complete.
FOI'I{DATI ON RECOIdI,f EIIDATTONS
sandy cRAvEL will be encountered in the foundation excavation.
The proposed residence should be founded on conventional tyPe
spread footings designed for a naximunr soil bearing pressure of
2ro0o psf. At this pressure, settlements are anticipated to be
approxinateJ.y one inch. The footings strou1-d be constructed on ttre
undisturbed sandy GRAVEL.
The footing excavations should be relatively smooth, free of
debris, organics, loose soil, frost, and standing water. Any over-
excavations should be backfj.lled and compacted to 1OO percent
within 2 percent of optinum noisture as determined by a standard
Proctor test (ASTM D-698). A representative of this office should
be contacted to inspect the foundation excavation to verify that
the soil conditions are the sane as those anticipated in this
report.
After al.I of the final grading is cornpleted, the botton of the
footings should be covered with a minimum of 4g inches of backfill
for frost protection.

Voids left by the removal of cobbles in the bottom of the
footing excavation should be filled vith lean concrete or a
granular soil with a naximun particle size of 3 inches compacted to
l.OO percent of standard Proctor density (ASTlt D-698) within 2
percent of optimurn moisture.
8r,48 COIIETRUCTIOII
All excavations nade for the foundations must be properly
backfilled with suitable naterial compacted to a minirnurn of 95
percent of the roaximun standard Proctor density (ASTI,I D-698) . The
on-site soLls are not suitable for use as backfill in their native
state. Due to the high content of cobbles and boulders, it wlll be
necessary to screen out the larger rocks prior to using this
material as backfilL. Before the backfill is placed, all water and
loose debris should be removed frou these excavations. SoiI
containing topsoil, organics or frost shalt not be used as
backfi1l.
Prior to the construction of concrete floors, the undisturbed
subgrade should be proof conpacted wittr a loaded rubber-tired
loader to a uniform high density. Special care should be taken in
areas where underground utilities have been installed,
Ihe floor slabs should be reinforced, and joints should be
provided at the junctions of the slab and the foundatl-on walls, so
that a small amount of independent movernent can occur wl.thout
causing daroage. The slabs should be scored in accordance with the

American Concrete rnstituters recommendations to control cracking.
A granular mat (-3/4 inch gravel, with less than 5 percent
passing No. 2oo sieve) should be provided below the floor slabs.
This should be a minimum of four inches in thickness and conpacted.
The purpose of this granular mat is to provide a capillary break
between the subgrade and the slab.
GROT'TDFATER AITD DRAIN SYgTEI'I
While no ground water was encountered at the tirne the field
investigation was conducted, it is possible that seasonal
variations will cause fluctuations, or for a water table to be
present in the upper soils during the sprinlt months, or after a
prolonged period of rain. A foundation perimeter drain as detailed
on Figure No. 5 is reconmended to reduce the risk of surface water
infiltrating the footing subsoils.
REINFORCING
The foundation should be well reinforced and rigid enough to
withstand differential settlenents. Foundation walls retaining
earth should be designed to resist an eguivalent fluid pressure of
35 pcf for an rractiverr case assurning a level drained backfill
condition.

CRArIJ 8P}CE COVER
I{hen moist soils are encountered in the excavation, the ground
surface in crawl space areas should be covered with an lnpervious
uoisture barrier sealed against the footings. This will help to
reduce hu:niclity in the crawL space area.
BACXFTIL END 8T'RFECE DRAXNACB
The backfill placed around the foundation walls nust not
settle after completion of construction and the top one foot of the
backfilt material must be relatively impervious. The on-site soils
are not suitable for use as backfill in their native state. Due to
the high content of cobbles and boulders, it will be necessary to
screen out larger rocks prior to using this material as backfil-I .
Sol-1 containing topsoil, organics or frost shall not be used as
backfill,
Backfill should be noistened or dried to near its optinun
noisture content and conpacted to at least 90 percent of the
naximum standard Proctor density. Structural backfill should be
cornpacted to at least 95 percent of the maximun standard Proctor
density.
Surface water running torrard the structure fron upslope areas
should be diverted around and away from the building by means of
drainage swales or other sirnilar Deasures.
The final grade should have a positive slope away frou the
foundation walls on all sides. A nininum of 12 inches in the first
10 feet is reconnended. Downspouts and sitl cocks should discharge

into splash blocks that extend beyond the linits of the backfill.
The use of long downspout extensions in place of splash blocks is
advisable.
IJAMI IRRIGATION
Do not install sprinkler systens next to foundation walIs,
porches or patio slabs. If sprinkler systems are installed, the
sprinkl-er heads should be placed so that the spray from the heads,
under fuII pressure, does not fall within five feet of foundation
walls, porches or patio slabs. Lawn irrigation nust be controlled.
If the future owners desire to plant next to foundation walls,
porches or patio slabs, and, are willing to assume the risk of
structural damage, etc., then it is advigable to plant only flowers
and shrubbery (no lawn) of varieties that require very tittle
moisture. These flowers and shrubs should be hand watered only.
UIACEI,I.ANEOUg
The recomrnendations provided herein are based on experience in
the area and from the on-site field e:<ploration. The information
obtained from the field o<ploration and laboratory testing reflects
subsurface conditions only at the specific locations at the
particular tines designated. Subsurface conditions at other
locations and tines may differ from the conditions at these
Iocations. The extent of any variations between the test pits nay
not appear evident until excavation is performed. However, only

minor variations are expected. If during construction conditions
appear to be different, this office should be advised so re-
evaluation of the recommendations may be nade.
This report has been prepared for the exclusive use of
Charles Davison for the specific application to the proposed
residence structure to be located on Lot 1or Forest Glen, Town of
VaiI, Eagle county, Colorado.
The findings and reconmendations of this report have been
prepared in accordance with locally accepted professional
engineering standards for sinilar conditions at this tine. There

The forlowing observations and concrusions resurt fron ny study.
a. Rock deposits characteristic of rockfall origin were not identified on the site through aerial_pfroto inspection or the site visit,.
b.. - rhe slope above t,he site consist of a mature f,orest with no perched- boulders capable of roLlint anA bouncing down the slope and reaching the pJrcel.
c. The distinct linestone cliff band, which serves as a rockfall source at rnany VaiI areas, does not crop out on the slope above the parce.I .
In sumrnary, rockfall does not appear to be portion of the parcel and shoull- not serve building on the site.

Section 4
Develcpment standards for Special Development District No.27 are approved by the Town
Council as a part of the approved development plan as follows:
A. SETBACKS:
Setbacks shall be 20 feet front, 20 feet rear, l5 feet sides and as further restricted
on the development plans set forth in Section 3 of this Ordinance.
B. HEIGHT:
Building height, for a sloping roof, shall not exceed 33 feet from existing or finished
grade, whichever is more restrictive.
C. DENSITY:
Development in SDD No. 27 shall be limited lo 1 single family dwelling for Lots 10
and 1 1; and to 1 single family dwelling, with an optional caretaker unit, for Lots 1-9
and 12-14. Gross Residential Floor Area (GRFA) shall be as described in Section
18.04 of the Town of Vail Municipal Code. lt should also be noted that the
provision for an additional 425 sq. ft. of GRFA, which is applicable to certain zone
districts, does not apply to this Special Development District. The GRFA for SDD
No. 27 shall be allocated as follows:
