NOTES:
1. If the utility verification form has signatures from each of the utility companies, and no comments
are made directly on the form, the Town will presume that there are no problems and the
development can proceed.
2. If a utility company has concerns with the proposed construction, the utility representative shall
note directly on the utility verification form that there is a problem which needs to be resolved.
The issue should then be detailed in an attached letter to the Town of Vail. However, please keep
in mind that it is the responsibility of the utility company and the applicant to resolve identified
oroblems.
3, These verifications do not relieve the contractor of the responsibility to obtain a Public Way Permit
from the Department of Public Works at the Town of Vail. Utilitv locations must be obtained before
diggino in any public right-of-way or easement within the Town of Vail. A building permit is not a
Public Way permit and must be obtained separatelv.

SCOPE
This report presents the results of a Soils and Foundation
Investigation for the proposed residence to be constructed on
Lot L4, Forest GIen Subdivision, Town of Vail' Eagle county'
Colorado. The investigation was prepared by means of test pits and
Iaboratory testing of samples obtained fron these pits'
The purpose of this foundation exploraticn was to deterrnine
the various soil profile components and the engineering
characteristics of the foundation materiaLs, .and to provide
criteria for use by the design engineers and architects in
preparing the foundation design, from a geotechnical point of view'

STTE IJOCATTON AND DESCRIPTTON
The site is a 0.42 acre lot located at 4440 Glen FaIIs Lane in
the Forest GIen Subdivision, Town of Vail, Eagle County, Colorado.
The topography of the lot is flat to moderate. There was
approxirnately 4 feet of snow on the ground at the time of the
investigation. The southwest portion of the lot r'ras wooded. There
was a large boulder on the surface-
SITE INI/ESTIGATION
The field investigation performed on Apri} 20, L993t
consisted of excavating, logging and sanpling r test pit' The
Iocation of the test pit is shown on Drawing No' L.
The test pit Was excavated with a conventional backhoe.
Summary of the test pit log is detailed on figure No' l-'
Laboratory samples were obtained at selected intervals by
driving a ttcaliforniarr hand sarnplelr into undisturbed soil.
Granular soils were sampled by bulk sarnpling.
These samples were returned. to our laboratory, inspected and
classified in accordance with the Unified Soil- Classification
systeru and the test pit logs were edited as necessary. To aid in
classifying the soils encountered, and, to d.ete::mine general soil
characteristics, selected laboratory tests (moisture content, unit
weight, grain size distribution, swel1 consoLidation) were
performed on representative soil samples. sumna5ies of the test
results are shown on Figures No. 2 and 3.

SUBSURFACE AND GROUNDWATER CONDITIONS
Refer to the summary of test pit, Figure No- 1. Subsurface
conditions are anticipated to be fairly uniform. The soils profile
exposed, in Test Pit No. 1 consisted of 4 feet of topsoil underlain
by 4.5 feet of reddish-brown clayey SAND and GRAVEL with cobbles
and boulders.
We understand that no overlot grading has been done prior to
this investigation. It appears that there is a pile of dirt on the
Iot, but there is too much snow to verify this.
No groundwater was encountered in the test pit at the tine of
excavation.
ncloraing to ordinance No. 5, Section 5, Chapter 18.69 of the
Vail Municipal Code the following Town of Vait Official Maps were
reviewed:
1.) The debris flow and debris avalanche hazard analysis map
prepared by Arthur I. Mears, P.E;, Inc. and dated November 1984'
2.) The rockfall rnap prepared by Schnueser & Associates, Inc'
and dated November 29' L984.
Lot L4, Forest GIen is not classified as Geologically
Sensitive Area based on the above maps.
PROPOSED CONSTRUCTION
Based upon the information provided by I"Ir- Dick Froberg
it is understood that the proposed residence will"be a two-story
wood frarne structure with a basernent. Loads are anticipated to be
Iight, typical of residential construction- If the proposed

project differs significantly from this unders-:anding, a review
should be made after the plans are more cornplete..
I'OUNDATTON RECOMMENDATIONS
Reddish-brown clayey SAND and GRAVEL with coables and boulders
will be encountered in the foundation excavation. The proposed
residence should be founded on conventional type spread, footings
designed for a maximum soil bearing pressure of 2,0OOpsf. At this
pressure, settlements are anticipated to be approxirnately one inch.
The footings should be constructed on the undisturbed clayey SAND
and GRAVEL with cobbles and boulders.
The footing excavations should be relativeJ-y smooth, free of
debris, organics, loose soiI, frost, and standing water. Any over-
excavations should be backfilled and cornpactel to IOO percent
within 2 percent of optirnum moisture as deterrnined by a standard
Proctor test (ASTM D-698). A representative of this office should
be contacted to inspect the foundation excavation to verify tirat
the soil conditions are the sane as those anticipated in this
report.
After all of the final grading is cornpleted, the bottoru of the
foot,ings should be covered with a minimurn of 48 :nches of backfill
for frost protection.
Voids left by the renoval of cobbles in the botton of the
footing excavation should be filled with lean concrete or a
granular soil with a maxj.num particle size of 3 i;rches conpacted to

100 percent of standard Proctor density (ASTM D-698) within 2
percent of optimum moisture.
EXCAVATTOil DIFFTCUI.,TTES
In the one t,est pit dug on Lot L4 we did not encounter any
very large bouldersl however, on the surrou;rding lots large
boulders vrere encountered. It should be antic,ipated that large
boulders could be encountered during the foundation excavation.
SiJAB CONSTRUCTTON
AII excavations rnade for the foundations must be properly
backfilled with suitabLe material compacted to a rnininum of 95
percent of the naximum standard Proctor density {ASTM D-698). The
on-site soils are not suitable for use as backfi-I in their native
state. Due to the high content of cobbles and bo'rlders, it will be
necessary to screen out the larger rocks pricr to using this
rnaterial as backfill. Before the backfill is placed, all water and
loose debris should be removed from these excav.'rtions.
Prior to the construction of concrete floors, the undisturbed
subgrade should be proof compacted with a loaded rubber-tired
loader to a uniforrn high density. special care should be taken in
areas where underground utilities have been instaLled.
The floor slabs should be reinforced, and joints should
provided at the junctions of the slab and the foundation walls'
that a small arnount of independent movement can occur without
be

causing darnage. Ttre slabs should be scored in accordance with the
American Concrete Instituters reconnendations to control cracking.
A granular rnat (-3/4 inch gravel, with Less than 5 percent
passing No. 200 sieve) should be provided below the floor slabs.
This should be a minirnum of four inches in thickness and conpacted.
Tbe purpose of this granular rnat is to provide a capillary break
between the subgrade and the slab.
GROUND}IATER AND DRATN SYSTEM
While no ground water was encounterecf at the time the field
l.investigation l.ras conducted, it is possible that seasonal
variations vrill cause fluctuations, or for a waler table to be
present in the upper soils during the spring rncnths, or after a
prolonged period of rain. A foundation perineter drain as detailed
on Figure No. 4 is reconmended to reduce the risk of surface water
infiltrating the footing subsoils.
RETNFORCTNG
The foundation should be well reinforced and rigid enough to
withstand differential settlenents. Foundatlon wal1s retaining
earth should be designed to resist an equivalent fluid pressure of
50 pcf for an rtactivetr case assuming a level drained backfill
condition.

CRAWI, SPACE COVER
When rnoist soils are encountered in the excavation, the ground
surface in crawl space areas should be covered with an irnpervious
rnoisture barrier sealed against the footings. This wi}l help to
reduce hunidity in the crawl space area.
BACKAIIJL AND SURFACE DRATNAGE
The backfill placed around the foundation walls must not
settle after completion of construction and the i:op one foot of the
backfill rnaterial must be relatively irnpervious. The on-site soils
are not suitable for use as backfill in their nai:ive state. Due to
the high content of cobbles and boulders, it will be necessary to
screen out larger rocks prior to using this mate,rial as backfill.
Backfill should be moistened or dried tc near its optimurn
noisture content and compacted to at least 90 percent of the
naximun standard Proctor density. Structural cackfill should be
cornpacted to at least 95 percent of the maximu:n standard Proctor
density.
Surface water running toward the structure from upslope areas
should be diverted around and away from the building by means of
drainage swales or other similar measures.
The finat grade should have a positive s'-ope away from the
foundation walls on a1I sides. A rninirnum of l-2 inches in the first
Lo feet is recommended. Downspouts and sill coc.(s should discharge
into splash blocks that extend beyond the limits.of the backfill.
The use of long downspout extensions in ptace of splash blocks is
advisabte.

The recornmendations provided herein are based on experience in
the area and from the on-site flerd exploration. The informati-on
obtained from the field exproration and raborator-y testing reflects
subsurface conditions only at the specific locations at the
particular tines designated. Subsurface conditions at other
Locations and tines nay differ from the conditlons at these
locations. The extent of any variations between the test pits may
not appear evident until excavation is performed. However, only
rninor variations are expected. rf during construction conditions
appear to be different, this office should be advised so re-
evaluation of the recornmendations nay be nade.
