lf yes was answeredro-any of the above quesrions then a "pubtic way permit" is required. You can pick up an application at either community Development,located at 75 s- Frontage Road or puutic works, rocated at 1309 VairVailey Drive.

SCOPE
This report presents the results of a Soils and Foundation
Investigation for the proposed structure to be constructed on
Lot 20, Block 9, Vail-fntermountain, Town of VaiL, Eagle County'
Colorado. The investigation was prepared by means of test pits and
laboratory testing of samples obtained from these pits-
The purpose of this foundation exploration was to determine
the various soil profile components and the engineering
characteristics of the foundation materials, and to provide
criteria for use by the design engineers and architects in
preparing the foundation design' from a geotechnicat point of vieu.

SITE I.,OCATION AND DESCRIPTION
Tbe site is O.g acres lot located at 293O Snowberry Drive off
of Basingdale Boulevard in West VaiI, Eagle County Colorado. The
lot is vacant. The topography is moderate to steep. The
vegetation consisted of aspen trees with thick underbrush.
Drainage is to the north, towards the street.
SITE TNVESTTGATTON
The field investigation performed on August !2, L993 '
consisted of excavating, logging and sampling 2 test pits. The
locations of the test borings are shown on Drawing No. 1.
The test pits were excavated with a conventional backhoe.
Summaries of the test pit Iogs are detailed on Figures No. L & 2.
Laboratory samples were obtained at selected intervals by
driving a 'rCal-iforniart hand sanpler into undisturbed soil.
These sanples were returned to our laboratory, inspected and
classified in accordance with the Unified SoiI Classification
System and the test pit logs were edited as necessary. To aid 1n
classifying the soils encountered, and to determine general soil
characteristics, selected laboratory tests (moisture content, unit
weight, swell consolidation) were performed on representatj.ve soil
samples. Summaries of the test results are shown on Figures No. 3
and 4.

EUBSURFAEE AND GROUNDWATER CONDITIONS

subsurface conditions are fairly uniform with 2.0 to 2.5 feet of
topsoil underlain by sandy CLAY over clayey SAND with cobbles to
the rnaximum depth explored of 9.5 feet.
we understand that no overlot grading has been done prior to
this investigation.
No groundwater was encountered in any of the test pits at the
tine of excavation.
Indexes to ceological Mapping, Eagle County, Colorado prepared
by Charles s. Robinson & Associates, Inc., in L975' states the
und.erlaying bedrock is of Minturn Formation. Ttrese maps also state
that the lot is within an old slope failure complex'
Also reviewed were the official maps for the Tohln of vail, as
per ordinance No. 5. According to those maps the lot is not
classified as geologically sensitive area.
Geologic Hazard studies are outside of our scope of services.
PROPOSED CONSTRUCTTON
No specific design data has been provided, but for the Purpose
of this analysis, it has been presurned that the proposed residence
will consist of 2 floors without a basement, and that loads will be
1ight. If the proposed project differs significantly fron this
und.erstanding, a review should be made after the plans are more
complete.
FOUNDATI ON RECOI,I}TENDATI ONS
sandy CLAY and ctayey SAND with gravel and occasional cobbles,
will be encountered in the foundation excavation. The proposed
residence should be founded on conventional type spread footings
designed for a maxinum soil bearing pressure of 2'000 Psf. At this
pressure, settlernents are anticipated to be approximately one inch.
The footings should be constructed on the undisturbed sandy CLAY or
clayey SAND.
The footings excavations should be relatively smooth, free of
debris, organics, loose soi1, frost, and standing water. Any over-
excavations should be backfilled and cornpacted to 100 percent
within 2 percent of optirnum rnoisture as determined by a standard
proctor test (ASTM D-698). A representative of this office should
be contacted to inspect the foundation excavation to verify that
the soil conditions are the same as those anticipated in this
report.
After aII of the final grading is completed, the bottom of the
footings should be covered with a minimum of 48 inches of backfill
for frost protection.
voids left by the removal of cobbles in the botton of the
footing excavation should be filled with lean concrete or a
granular soil with a naximum particle size of 3 inches compacted to
t-OO percent of standard Proctor density (ASTM D-698) within 2
percent of optinum moisture.

SLAB CONSTRUCTION
AII excavations made for the foundations must be properly
backfilled with suitable rnaterial compacted to a minimum of 95
percent of the maximum standard Proctor density (ASTM D-698). The
on-site soils, exclusive of topsoil and organics, are suitable for
use as backfill. Cobbles and. boulders, should be screened out
prior to using this rnaterial as backfill. Before the backfill is
placed, all water and loose debris should be removed from these
excavations.
Prior to the construction of concrete floors, the undisturbed
subgrad.e should be proof compacted wittr a loaded rubber-tired
loader to a uniforn high density. special care shoutd be taken in
areas where underground utilities have been installed'
The floor slabs should be reinforced, and joints should be
provided at the junctions.of the slab and the foundation walls, so
that a s111a11 amount of independent movement can occur without
causing damage. The slabs should be scored in accordance with the
American Concrete Instituters recommendations to control cracking'
A granular mat (-3 14 inch gravel, with less than 5 percent
passing No. 200 sieve) should be provided below the floor slabs.
This shoutd be a minimum of four inches in thickness and compacted'
The purpose of this granular mat is to provide a capillary break
between the subgrade and the slab.

GROUNDWATER AND DRATN SYSTEU
While no ground water vras encountered at the tine the field
investigation was conducted, it is possible that seasonal
variations will cause fluctuations, or for a water table to be
present in the upper soils during the spring months, or after a
prolonged period of rain. A foundation perimeter drain as detailed
on Figure No. 5 is recommended. to reduce the risk of surface water
infiltrating the footing subsoils.
RETNFORCING
The foundation should be well reinforced and rigid enough to
withstand differential settlements. Foundation walls retaining
earth should be designed to resist an equivalent fluid pressure of
60 pcf for an rlactiverl case assuming a level drained backfill
condition.
CRAWIJ SPACE COVER
when moist soils are encountered in the excavation, the ground
surface in crawl space areas should be covered with an impervious
moisture barrier sealed against the footings. This will help to
reduce hurnidity in the crawl- space area.
BACKFII,I, AND SURFACE DRAINAGE
The backfill placed around the foundation wal-Is must not
settle after completion of construction and the top one foot of the
backfill material must be relatively impervious. The on-site
soils, exclusive of topsoil and organicsr are suitable for use
backfill. cobbles and boulders, should be screened out prior
using this rnaterial as backfill.
Backfill shoutd be moistened or dried to near its optimum
noisture content and compacted to at least 90 percent of the
maximuro standard Proctor density. Structural backfill should be
conpacted to at least 95 percent of the maximum standard Proctor
density.
surface water running toward the structure from upslope areas
should be diverted around and away frorn the building by means of
drainage swales or other similar measures.
The final grade should have a positive slope away from the
foundation wal1s on all sides. A rninimum of 12 inches in the first
L0 feet is reconmended. Downspouts and sill cocks should discharge
into splash blocks that extend beyond the limits of the backfill.
The use of long downspout extensions in place of splash blocks is
advisable.

Do not install sprinkler systems next to foundation walls'
porches or patio slabs. If sprinkler systems are installed, the
sprinkler heads should be placed so that the spray from the heads'

staff is strongly encouraged to determine if any additional

A. fn addition to meeting submittal reguirements, uhe
applicant must stake and tape the project site to
indicate properLy lines, building lines and building corners. A11 trees to be removed must be taped. AII-. site tapings and staking must be completed prior to the
DRB site visit,. The applicant rnust ensure that staking
done during the winter is not buried by snow.
B. The review process for NEW BUILDINGS normally requires
two separate meetings of the Design Review Board: a
conceptual approval and a finaL approval . Applicants
should plan on presenting their development proposal .at
a minimum of two meetings before obtaining final
approval .
C. Applicants who fail to apPear before the Design Review
Board on their schedul-ed meeting date and who have not
asked in advance that discussion on their item be
postponed, wiII have their items removed from the DRB
docket until such tirne as the item has been
republished.
D. The'following items mayr at the discretion of the
zoning administrator, be approved by the Community
Development Department staff (i.e. a formal hearing
before the DFIB may not be required):
a. Windows, skylights and sinilar e:<terior .changes which do not alter the existing plane of the building; and
b. Building addition proposals not visible from any " other lot or public space. At the time such a proposal is submitted, applicants must j-nclude
letters frorn adjacent property owners and/or from the agent for or manaqer of any adjacent
condominium association stating the association
approves of the addition.
E. If 4 property is located in a napped hazard area (i.e.
snow aval-anche, rockfall, flood plain, debris flowt
wetland, etc) r a hazard study nust be subnitted and the
ownei must sign an affidavit recognizing the hazard

A.Submittal requirenents: The owner or authorized aggnt of any project requiring design approval as prescribed by this clrapter may subnit plans for conceptual review by the Design Review Board to the Department of Community Development. Tlre conceptual review is intended to give the applicant a basic understanding of the compatibility of their proposal wit,h the Town, s De.sign Guidelines. This procedure is recommended primarily for applications more complex than single-family and two-family residences. However, developers of single-fanily and two-family projects shal.] not be excluded from the opportuniLy to request a conceptual design review. Complete applications must be submitted 10 days prj-or to a scheduled DRB meeting.

Procedure: Upon receipt of an application for conceptual design review, the Department of Conrnunity Development shal1 review the submitted materials for general compliance with the appropriate requirements of the zoning code. If the proposal is in basic compliance with the zoning code requirements, the :.project shall- be forwarded to the DRB for conceptual review. If the application is not generally in compliance with zoning code requirements, the application and submittal materials shal] be returned to the applicant with a written explanation as to why the Conmunity Developnent Department staff has found the project not to be in compliance with zoning code requirements. Once a conpJ.ete application has been received, the DRB shatt review the subnitted conceptual review application and supporting material in order to determine whether or not the project generally complies with the design guidelines. The DRB does not- vote on conceptual reviews. The property owner or his representative shall be present at, the DRB hearing.

(b) "Public Records" means title records that give constructive notice of matters af fecting the title
according to the state law where the land is located.
2. LATER DEFECTS
The Exceptions in Schedule B - Section 2 may be amended to show any delects, liens or
encumbrances that appear for the lirst lime in public records or are created or attached
between the Commitment Oate and the date on which all of the Bequirements ol Schedule B
- Section 1 are met. We shall have no liability to you because of this amendment.
3. EXISTING DEFECTS
lf any defects, liens orencumbrances existing at Commitment Date are not shown in Schedule B,
we may amend Schedule B to show them. lf we do amend Schedule B to show these defects, liens
or encumbrances, we shall be liable to you according to Paragraph 4 below unless you knew of this
information and did not tell us about it in writing.
4. LIMITATION OF OUR LIABILITY
Our only obligation is to issue to you the Policy relerred to in this Commitment, when you
have met its Requirements. ll we have any liability to you for any loss you incur because ol an error
in this Commitment, our liability will be limited to your aclual loss caused by your relying on
this Commitment when you acted in good faith to:
