Dear George,
The Owners of units 308 and 208 are requesting an addition to their units. This package
represents what both parties intend to pursue and is herewith submitted for Conceptual
review.
The proposed addition includes a total of 734 square feet of GRFA; 367 square feet for each
unit.
We have included a photo showing an approximation of the addition as it relates to the view
corridor, along with the "view corridor" photo (under Ordinance #16) we obtained from the
Town of Vail.
Please know that the Condominium Association has already submitted engineered fire
protection sprinkler drawings to the fire department and is selecting a fire alarm company at
this time to begin code upgrades to the building by spring of 2005. This should allow these
additions as they relate to "allowable area" under the International Building Code, given an
approved automatic sprinkler system is installed.
The owners want to consolidate this work with the code upgrades to limit disruption time for
the town and the association. Therefore we are asking for review in a timely fashion.

This letter is to inform you that staff has reviewed the plans you have submitted for conceptual review
and has the following comments:
Please provide a letter from the homeowners association stating that they have reviewed this
conceptual proposal and are in approval of the design.
Please provide details on the roof design which will extend out from the top floor deck out
across your addition.
Your application incorrectly identifies this property as being zoned Commercial Core 2.
Lionshead Centre is zoned Lionshead Mixed Use 1. Please provide an analysis of the structure
on this property verifying that Units 208 and 308 indeed have the ability to add 367 square feet
of GRFA.
Are Units 208 and 308 owned by the same owner? lf not please have both owners sign the
application.
Please provide a floor plan for Unit 208.
