Darlene Hoffman and USAA Insurance for the purpose of recommending repairs and

and 2nd bedroomrs north wall. Signs of moisturc penetration are adjacent to thc community wall between
thesc duplex homes. NOTE: moisture beneath carpet usually causes mold grouth (mold test not done). A
moisture analysis test ofthe walls above the darnaged areas revealed 12olo water content, indication water

A moisture content test ofthe concrete glab foundation adjacent to the areas ofwater penetration revealed
over 157o. 'l'he north sectiol of this hornc's concrete slab is obviously impacted with a higher than normal
level of moisture (100% abovc recommended). Iivcntually, this moisture will destroy of the foundation
slab, and has likely impacted the structural integritl'ofthe concrctc slab since this home rras built (note-
Eagle liye H.I. does not perform integrity tests).
I,ANDSC'APING: Currently, there is negative drainage to the landscaping adjacent to the foundation,
allowing roofs rrnoff to drain against the foundation.
Separations to stoncrs caulking/sealant at lireplacers smoke stack/chlmney at center of roof. Suggest sealing
Needles/tree debrig to roofs flashings, alfecting the drainage ofthe roof, Suggest rernoving all debris to
allorr for proper drainage.
OVERVIEW: It is highly likely that moisture penetnation is a result of the damage to the roof s shingles
and vapor barrier, and due to the lack of proper dreinage to the landscaping. I recommend replacing the
roofs coverings (roof appears to be over 25 years old), installing drainage gutters at all roofs overhangs,
rnd installing French drains to landscaping adjacent to foundation perimcters.
