Specifications
FRAME: All exterior frame parts shall be clad with premium grade tempered aluminum exlrusions, which shall be milered at lhe corners
and rrechanically fastened together with corner locks and slainless steel screws. Fitted to the aluminum extrusions on the inside are wood
members produced from select kiln dried, water repellent and preservative treated wood in accordance with WDMA standards. The wood
frame members are block mitered, power stapled and sealed at lhe corners with silicone. The interior surface shall be suilable for either
a stained or painted finish. The trame shall be completely assembled with all operating hardware installed. Basic jamb width is 2 7/8".
Pre-applied extension jambs are available to accommodate the wall thickness required. Folding nailing lins shall be applied on allfour
sides of the frame to permit positive anchorage to the building. Installation clips are available to be used in lieu of the folding nailing fins.
Frames may be joined together easily and efficiently in multiple unit groups. Interior wood surfaces are available in pine or optional oak.

SASH: All exleaior sash parls are composed of a one-piece tempered aluminum extrusion which shall be mitered at the corners and
mechanically fastened together with corner locks and stainless steel screws. The aluminum shall be joined to water repellent, preservative
trealed wood in accordance with WDN,IA standards. lt shall be joined by sliding the aluminum ooto lhe wood. The wood shall be morlised,
tenoned, glued, mechanically fastened at the corners, and sealed with silicone. Available in pine or optional oak, mahogany, cherry, douglas
fir, walnut or maple.
EXTERIOR FINISH: An exterior finish in one of EAGLE's 50 standard colors is olfered in a thermal setting acrylic lilm that fully covers
the exterior. This finish conforms to Ml\4A 603.8, 2603, 605.2 and 2604. ll is environmentally friendly and effeclively shields the finish
from the outside elements. Finashes conforming to AA[,4A 2605 are available as an option.
INTERIOR FINISH: The slandard interior finish shall be a factory applied off-white wood primer or an unprimed finish.
GLMING: All sash shall be glazed with 5/8" EAGLE l\4aximizer Plus@ insulating glass or clear insulating glass with a 7/'16" air space.
The insulating glass fabrication shall consist of a dual sealfor added longevity and stability. The glass shall be held in place from the interior
with wood stops that are mechanically fastened for easy reglazing. The insulating glass is set in a butyl bed to insure the seal between the
sash glazing leg and the insulating glass. lt is recommended that the glass nol be used in allitudes in excess of 5000 feet above sea level.
Special high-allitude glass is available for these applications.
WEATHER-STRIPPING: All units shall be wealher-stripoed on the irame and sash tor a oositive seal. On clad and wood units. the frame
and sash shall consist of a compression weather-strip.
HARDWARE: The unit shall be equipped with a gear operator that has all hardened steel gears. The hinges are concealed from the exterior.
The hinge track and screws are stainless steel. Each unit shall have a cam action sash lock (two locks are standard on all units 3'- 9" and
taller) and a crank handle made of high-pressure zinc die cast. The hardware has a phosphate coating that is electrostatic€lly finished in
either bronze, white, gold, black or optional polished brass. Special corrosion resistant hardware is available.
SCREENS: Screens shall consist of 18 x '16 charcoal flberglass screen mesh set in a spring-loaded aluminum frame. The frame shall b€
bronze, white, gold or oplional black in colo( and shall be mitered and secured with corner locks for additional strength. Aluminum screen
mesh is available as an option.
REMOVABLE WOOD GRILLES: Reciangular lite grilles of unflnished wood are available in 7/8" KD or framed profiles. All wood grilles
will be installed in the units unless olherwise specifled. Diamond lite grilles with surround are available as an oplion.
SYSTEM 2 INTERIOR BLIND SYSTEM: Blinds shall consist of an extruded aluminum head and bottom rail. and 1" aluminum slats. Blinds
are fastened with snap-on mounting clips to an extruded aluminum storm panel. A conlrol knob at the bottom of lhe storm panel allows
convenient operation. Blinds can be raised to the stacked position and held in place with a cord lock- Blinds are available in White or
Tan. Aluminum slorm panels are offered in bronze, white or lan.
Note: EAGLE Maximizer Plus@ is EAGLE Terminology for Low Emissivity Insulating class with Argon cas filling.

Dear llichael:
As requested, r have observed the soils conditions in the area of your proposed excavations. The purpose of rny observations is to recomnend specific design reguirernents for foundations and slab support for your proposed residences to be constructed on the site.
The subsoil conditions in the area consist nainly of coarse granular soils frorn glacial moraine deposits with the rnaterial ranging from relatively fine to very raige boulders. Topsoil of 2 to 3 feet is coltnon.
.considering the general type construction and subsoil conditi.ns, spread footings placed-on the coarse, granular subsoils should be used for support of the structure. The-forlowing design and construction details should be observed:
1. Footings should be ptaced entirely on the natural coarse,granular subsoils below any topsoir and sllt and designed for a rnaximum bearing pressure or 3;ooo psf. Settrements shourd be within tolerable limits, approximately t inch total and 3/4 inc,t.differential .
2. l'tinirnum footings width shourd be 16 inches for walls and 2 feet for colurnns.
3. Continuous foundation walls should be adequately reinforced to span an unsupported Length of at least 10 feet.Basement walls acting as retaining structures should arso be designed to resist laterar earth prelsures as discussed berow.
4. AII topsoil and any local soft pockets of soil found at the base of the footing excavation strouta be removed and the excavation extended to the lower firn soils.

5. AII footings should be provided with adequate soil cover above their bearing elevation for frost protection.
Basement walls acting as retaining structures should be designed to resist an equivalent lateral Larth pressure of 45 psf per foot of depth. An underdrain systen should be provided to prevent hydrostatic pressure build-up.
The onsite granular subsoils berow all topsoil- and row density silt are suitable to support slab-on-grade construction. To reducl the effects of some differential movements, srabs shourd be separated from bearing menrbers with a positive expansion joint and adeguately reinforced. A minimum 4 inch layer tf free draining gravel should be provided innediately beneath slab-on-grade floorl to distribute roading and provide a uniform surface for concrete placement. cravel should consist of a rnaximum 2 inch size.
The underdraining system for basement walls acting as retaining structures should consist of a perforated pipe instirrea

Pursuant to our tecent meeting, I would
of our di.scussions relating to various aspects
like to confirm my understanding
of the above captioned property.
Due to relatively early winter weather constraints, two incomplete
landscaping items which relate to parcel one may be deferred until 1992. one six foot evergreen must be added to the landscaping on the southeast corner of the building on parcel one. Additionally, one Engleman spruce of at least ten feet in height must be placed on the aorth side of the two existing Englenans whieh are adjacent to the entry on parcel one. North of that irewly installed tree,a layer of boulders three feet in height must be placed between the driveway anc the existing retaining wal1 at the drivewayt s outside corner aod must extend five feet in length. Upon placenent of these boulders, fi.ve potentiallas will be planted on the ledge created by placement of the boulders. It is understood that a final certificate of occupancy will not currently be withheld for parcel one and that these iteros which generally relate to project landscaping must be completed prior to June 1, L992 and that a final certificate of occupancy caDnot be issued for parcel 2 without cornpliance with these cornmitments.
Enclosed is a drawing depicting the retaining wal1 constucted between the buildings on parcel five and six. Duriog construction of the retaining wall, we
eodeavored to recess the upper retaining wa11 at an initial height of six feet.Unfortunately, bowever, the hillside was burdened wiEh buried utilities.
Therefore, as we discussed, we are to plaee boulders at ihe base of the existlng wall so that Lhe upper portion of retaining wa11 does not exceed six feet in height
from the current ten to twelve foot height. The boulders will be placed at the
base so as to al1ow planting on an inteiirn ledge of approxiroately iwo to three feet in width. Planting is to consist of srna11 evergreens, potentillas, and aspens with a minj-mrm combinatlon of eighteen of these species being planted. Due to
weather consEraints and the need for a construction staging area, this work will not be conpleted until Juue 1, 1992 and receipt of a final certificate of
occupancy will be withheld until these items are eomplete.
Lastly, enclosed are labeled elevation snapshots of the buildings on parcels one, five and six as you have requested.
