Re: Remaining GRFA and site coverage at767 Potato Patch Drive/Lot 34, Block
1, Vail Potato Patch Subdivision
Mr. Lauterbach:
This letter is in response to our conversation on March 7,2003 regarding
remaining GRFA and site coverage at767 Potato Patch Drive. As stated in the
letter dated February 27,2003 there appears to be 340.8 square feet of GRFA
remaining for Lot 34 (includes a total of six single-family homes). The remaining
GRFA mustbe verified by providing "as built" floor plans of all six homes on the
lot as required by our development review application for review by staff as there
are commonly field changes and potentially illegal construction as time passes
that affect the GRFA total.
Per our discussion I understand that it is your intention to split the remaining
GRFA equally between lots 5 and 6. As stated in the February 27,2003letter all
the remaining GRFA must be utilized prior to applying tor a 250 addition or an
interior conversion. The homes must meet the requirements of. Section 12-15 of
the Vail Town Code in order to be eligible for the 250 addition or interior
conversion. As it is your intention to split the remaining GRFA between lots 5
and 6, with lot 5 wishing to do a 300 square foot addition, both lots must submit
applications for additions simultaneously and proceed through the review
process simultaneously. A building permit will not be released from the
Community Development Department for either home until building permits for
both properties have been approved and are ready for release. Also as stated in
the February 27, 2003 letter any application for any addition must be
accompanied by a letter from the homeowners association stating that they are
aware that the remaining GRFA, or portion of, is going to be utilized with that
application. lf it is determined that you have the authority to assign the remaining
GRFA the applications must be signed by yourself.
In order to proceed with any addition which expands the area of the existing
footprint or extends over the existing footprint the proposal will be reviewed for

Mr. Lauterbach:
This letter is in response to your inquiry on February 25, 2003 regarding
expansion options for your home located a|767 Potato Patch Drive. According
to the file there is 340.8 square feet of GRFA remaining for Lot 34 (includes a
total of six single-family homes). The remaining GRFA must be verified by
providing "as built" floor plans of all six homes on the lot as required by our
development review application for revie'w by staff as there are commonly field
changes and potentially illegal construction as time passes that affect the GRFA
total.
As I stated in our conversation all six horres may be eligible for the 250 addition
and the interior conversion under the orovisions of Section 12-15 of the Town of
Vail Code. As we discussed, all the rernaining GRFA must be utilized prior to
applying tor a 250 addition or an interior conversion. Any application for any
addition must be accompanied by a letter from the homeowners association
stated that they are aware that the remaining GRFA, or portion of, is going to be
utilized with that application.

Pursuant to our recenE meeting, I woul-d like to coniirm my undersEanriing of our discussions relating to various aspects of the above captioned property.
Due to relatively early winter weather constraints, two incomplete
landscaping itenns which relace to parcel one may be deferred until 1992. One
six foot evergreen must be added to the landscaping on the southeast corner of the
building on parcel one. Additionally, one Engleman spruce of at least ten feet
in height must be placed on the north slde of the two existing Englemans which
are adjacent to the entry on parcel one. North of that newly installed tree,a layer of boulders three feet in height must be placed between the driveway and
the existing retaining wall at the drivewayts outside corner and must extend five
feet in length. Upon placement of these boulders, five potentiallas will be planted on the ledge created by placement of the boulders. It is understood that
a final certificate of occupancy will not currently be withheld for parcel one and
Ehat these itens which generally relate to project landscaping musE be completed prior to June l, 1992 and that a final eertificate of occupancy cannot be issued
for parcel 2 without conpliance with these commitments,
Enclosed is a drawing depicting the retainiog $ra1l constucted between the
buildings on parcel five and six. During construction of the retaining r1ra11, we
endeavored to recess the upper retaining wall aE an initial height of six feet.
Unfortunately, however, the hillside was burdened with buri-ed utilities.
Therefore, as we discussed, we are to place boulders at the base of the existing
waI1 so that the upper portion of retaining wall does not exceed six feet in heisht
from the current ten to tr^re lve foot heighr. The boulders will be placed at the
base so as to al1ow planting on an interim ledge of approxinately two to three feet in width. Planting is to consist of snall evergreens, potentillas, and aspens
with a minimum combinaEion of eighteen of these species being planted. Due to
weather constraints and the need for a construction staging area, this work
will not be completed until June 1, 1992 and receipt of a final certificate of
occupancy will be withheld until these items are complete.
Lastly, enclosed are labeled elevation snapshoEs of the buildings on parcels one, five and six as you have requested.
