We 1nlt1aI1y vlsited Lhe slte on llarch 20, 1986 when the previous residence was stilI on the site. At this time, one to.
tr,ro feet of snow covered the lot. Several natural limesbone
outcrops were observed on the wesbern part of the 1ot. Cursory observatlon of the residence lndicated extensive settlement had not occurred to the structure. We agaln vlslted the site on Apr1l J, 1986 and the residence had been removed and excavation for the new sfructure was underway. No snow was on the lot. At this time only the northwestern parL of the proposed residence
had been excavated. Cuts were from about 3 to 4 feet below the existing ground surface that exposed manplaced fill underlain by
]imestone bedrock.
Subsoil Cond it ions :During our Mareh 20 visit, one borlng,Hole 1, was drilled at the approxlnate locatlon shown on Flg. 1. Access to the rest of bhe lob with the drill rig was not possible due to the snow and the terrain. The boring encountered
manplaced fill to a depth of 3 feet underJain by natural gravelly clays and weathered and fractured limestone. The llmesfone
became less weathered and fractured and vdry hard with depth. No free water was encountered in the boring. A summary of the
bor.fng log is glven on Table I.
Durlng our April 7 vislt, excavation for the new resldence
foundation was underway. Three shallow pits were dug within the proposed bullding area at the approximate locafions shown on F1g. 1. The pits encountered 1/2 to 1 foot of manplaced fill overlylng weathered l lmestone bedrock.The l imestone was fractured and hard to very hard. Digging wlth the backhoe 1n the
llmestone was very hard resulting in the shaLlow plt depths shown
on the Summary of Subsoil Condltions, Table f. No free water was
encountered in the plts.
Foundation Recommendations: Considering the subsoll conditions
observed at the site and the nature of the proposed construction,
we recommend that the residence be founded on spread footings plaeed on the l imesLone naterials, below all manplaced fil1,debris and fine-gralned natural so11s. It is desirable to place
the footings on a common bearing material to reduce the potential for differential settlement. If natural granular so11s are
encountered, they may be suibable for foundatlon bearing. We should observe and evaluate a]1 footlng excavations prior to concrete placement. We recommend the followlng for a spread footing foundation:
1) Footings placed on the natural limestone matertals, below aIl
manplaced filI , debris and naturaf clay soi1s, Day be
designed for an aIlowable soil bearing pressure of 1000 psf.
2) The footings should have a minimum width of 16 lnches for
contlnuous footings and 24 inches for isolated pads.

eommonly used ln the area. If limestone materlal cannot be practically dug with the Cat 235 trackhoe at the slte, 1t can
be considered suitable for reduced frost cover.
Continuous foundation walIs should be relnforced top and
bottom to span an unsupporLed length of at least 10 feet. If lateral earth pressures for wall deslgn are needed, we should
be contacted.
5) Prlor to lhe footing construction al1 existlng fiIl, debris from demolition of the prevlous structure and clay soils
should be removed with the foundation bearing level extended
down to competent bearing natural materlafs. Open joints or fractures exposed in the bedrock within foundatlon
excavat ions should be filled with lean concrete or grout.
Excavations extending into the llmestone, especlally in
confined trenches, w11l be dlfficult.
Floor Slabs: The natural on-site soils and limestone materials are suitable to support slab-on-grade constructlon. Requi.red
f11,1 below the slabs should consist of a granular soil compacted to at least 951 of the maximum standard Proctor density at a
moisture content near optimum. Prlor to the flII placement all existing filI and debris shouLd be removed.
To reduce the effects of some dlfferentlal movement, floor
slabs should be separabed from aIl bearlng walIs and columns with an expansion joint which allows unrestrained vertlcal movement.Floor slab control joints should be used to reduce damage due to
shrinkage cracking. We suggest joints be provided on the order of 15 feet on center or less.
Underdrain: No free water was encountered on the site. There is a potential that free water may develop (perched) and below grade
strucbures should be protected agalnst water buildup by an
underdraln system. The need for an underdraln can probably be llmited by compacting perimeter backfill and having the perimeter grade sloped to prevent pond lng near the residence.The
underdrain should consi-st of a perforated pipe placed 1n free draining gravel and sloped at a minimum Ifr grade to gravity
outlet.
Surface Drainaee:The following drainage precautions should be
malntained at all times afber observed during construction and the residence has been completed:
1) The excavation should be protected agalnst inundation during
construction.
Exterlor backfill should be adjusted to near optimun molsture
and compacted to at least 9Ol, of the maxlmum standard Proctor

The ground surface surroundlng the exterlor of the bullding
should be sloped to drain away from the foundatlon in all
dlrections. We recommend a minimum slope of 6 lnches in the flrst 10 feet.
Roof downspouts and drains should dlscharge well beyond the
limits of all backfill.
Limitations: This reporb has been prepared in accordance with generally accepted soil and foundation engineering practices in this area for use by the c11ent for design purposes. The
conclusions and recommendations submitLed in this report are
based upon the data obtalned from the exploratory boring and pit
excavations at the locatlons lndicated on the Figure 1, and the
proposed type of construct ion.The nature and extent of
subsurface varlatlons across the site may not become evident
until excavation is performed. If during constructlon, filI'soi1, rock or waLer conditions appear to be different from those
described herein, this office should be advised ab once ao
rcjevaluatlon of the recommendations may be made. We reeommend
on-site observation of excavations and foundatlon bearing strata
by a representative of the so11 englneer.

RESTDENCE FOR MRe MRS. ULF EDBORG
OUTLINE SPECIFICATIONS
I. GENERAL:
The building is to be constructed "fast track." Design or some parts will occur
while other parts are under construction.
Zoning is Two-Family Primary/Secondary Residential. There are 4075 S.F.
primary, 718 S.F. secondary, and of the total GRFA,4793 S.F.
The Town of Vail Design Review Board approved the design on 4/L9/86.
2. SITE AND EARTH WORK:
An existing house on the site will be demolished prior to start of construction.
Site work is defined on the site plans, Drawing A-1.
Finish grade at the building shall be 6" below exterior wood.
Allowable soil pressure is 3000 psf. Footings shall bear on undisturbed soil or
limestone bedrock. Bottom of footings shall be 4'-0" below finish grade, except
that they may be shallower when supported directly on limestone bed rock.
Provide a minimum of 4" gravel under all slabs on grade.
Back fill with material from site into crawl space noted on Drarving ,{-6 to
decrease crawl space head rooms to 4'-10" below joists.
Note culvert and manhole for water diversion on site plan.
Provide foundation drains as shown on Drawing S-1.
Landscaping and planting will be under a separate contract per a design plan
that has been approved by The Town of Vail Design Review Board on 4/19/84.
3. CO}ICRETE:
Work includes lrt" concrete topping on certain interior floors, floors and stair
slabs on grade, slabs under exterior flagstone, reinforced east porch and stair
slab, and footings for building walls and exterior walls.
Materials shall be 3000 psi concrete, Grade 40 reinforcing steel, and 6.6:10.10
welded wire fabric.
4. MASONRY:
Work includes building foundation walls and piers, exterior retaining walls, and
stone veneer.

latest edition.

Reinforcing Steel: Grade 40 noted in Divisions 3 and 4.
Pipe: Standard steel pipe - ASTM A53, Grade B or as specifically noted on the
drawings.
Miscellaneous ltems: Miscellaneous metal items and their related components
are not necessarily individually described. The most important and those requiring
detailed desaiption are specified. Miscellaneous items not described shall be
furnished and installed in accordance with the intent of the Drawings and Specifi-
cation and as required to complete the work.
6. WOOD AND PLASTIC:
Lumber materials shall be as follows: rafters, ceiling joists, headers and lintels
- #2 Douglas Fir/Larch.
Floor joists at living room - Micro-Lam as manufactured by the Truss Joist Cor
poration.
Other floor joists - Series 25 TJI joists as manufactured by the Truss Joist
Corporation. Joist installation shall be per manufacturer's literature using man-
ufacturer's accessory parts.
Studs, blockingr furring and plates - "Stud" Grade DF/L.

of bituthane or equal.

8. DOORS & WINDOWS:
Fixed and operating windows sball be Pella Clad fixed or casement windows with
insulating glass, true divided lights, muntin patterns as shown on Drawings.
Glass in hazardous areas or within 18" of floor shall be safety glass.
Sleeping rooms shall have at least one operable window or door to the outside
with minimums of 5.7 S.F. clear opening atea, 24" clear opening heigbt and 20"
clear opening width. Sill height shall not be over 44" above floor,
Other light and ventilation requirements shall be per the 1985 Uniform Building
Codes.

Door from house to garage must be 1-3/4" thick, solid core, and self closing.
9. FINISHES:
Exterior walks and tetraces - flagstone on concrete slab by others.
Exterior stucco - ?/8" thick, with stucco mesh, over 15# felt, on plywood sheathing,
or over concrete masonry units. Stucco is to be painted.
Interior walls and ceilings throughout, including garage and mechanical room
ceiling to be 5/8r'gypsum board.
Shower walls to be finished with moisture resistant gypsum board and ceramic
tile ( or equal) to at least ?0n above drain.
Additional finishes to be scheduled later.
