SCOPE OF WORK
Thls reporc presents che resulEs of a sol-l and foundation investi-
gation for rhe proposed rcsidence addition to be located on Lot 9A,
Block 7, First Filing, Vail Village, I47 Rock Ledge Road, Town of Val1 ,
Eagle County, Colorado.
This report has been prepared to summarize the data obtalned and to
present our concluslons and recommendaElons based on the proposed con-
struction and the subsurface condltj-ons encountered, Deslgn paranet.ers
and a discussion of geotechnical engineering considerations related to
construct.ion of the proposed facility are inchrded.
PROPOSED CONSTRUCTION
At the Lime of rhis report preparation, specific design and con-
strucEion plans for Ehe building addirion had not been developed.
Generally, the proposed structure ls assumed to be a I to 2 story wood
frame structure witlr concrete slab-on-grade lower floor or sLructural
floor ovcr crawl sp;rcc and typlcally f.ight f orrrrrlation loadings. TotaI
floor arca is cxpccLcd to be less clran 2,000 srlrrare fect. Considerlng
Ehe rypical slrallow bcdrocl< depth, maximum cut depths are assumed to be
about3Eo4feet,

SITE CONDITIONS
At Lhe tlme of our fleld investlgatlon, Ehe slEe was occupled by a
2 story uood frame resldence contalnlng parElal walkout lower 1eve1s wlth
slab-on-grade floors. The ground surface slopes moderately d or*'n from
Rock Ledge Road to the proposed addition area where che grade becomes
gently sloplng at abouc 52, Further north, slopes become moderately
sEeep dovn to the northi'rest. Elevacion differentlal across the proposed
buildlng area is abouE 3 to 5 feet. A small man-made dralnage dltch
f10ws west across the site into a sma1l decoratlve pond l0cated south
of the west end of the existlng residence. A mound of apparent fill
nas noted in the $/esc central portion of Lhe lot (see Figure 1). Vege-
tation aE the site consisted of scartered aspen and evergreens wiEh some
willows and shrubs locatcd 1n the vicinlry of che drainage. Exlsclng
snow cover at the site, about 3 feet deep, limlEed visual observatlon of
ground surface conditions. site access for a1f wheel drive rubber clre
dri1l equipment was provided by the owner.
SUBSURFACE CONDITIONS
The subsurface conditions were evaluatcd by drilling 3 exploratory
holes at the approximate locations shown on Figure 1. Graphlc logs of
the profiles enc'Juntcrcd are presenccti or Figure 2. As indlcated by rhe
logs, tlre subsurfacc proflles encounlered are rel-atively trnlf orm and
consist of hard limestone bedrock below a 2 to 3 foot layer of topsoil ,
The maxinrum depth explored was 10 feet 1n Hole 1. practical refusal to
power auger drilllng equipment was encountered ln each tesE hole due to
rhe cemenred condition of the naterial. Based on the dril11ng, condltions,
Ehe upper portion of the rock appears to be joinfed or broken and

parElally wealhered. Undisturbed sampling or coring of the rock was not
perforrned. Drive sample techniques were used to obtaln samples of the
natural material for visual classlfications.
No free waEer ltas encountered in che exploraEory holes at the tlme
of drl1llng and nolsture conEenc of the materlals encountered was des-
crlbed as only slighcly moist.
FOUNDAT ION RECOM]'1I'NDAT IONS
The subsurface materials encountered in Ehe exploratory holes
conslst of a topsoil layer overlying hard llmestone bedrock. Consldering
the proposed type conscructlon, subsurface and topographic condltlons,
we believe spread footings placed on undisEurbed bedrock material can be
used for support of the structure. The following design and consErucEion
criteria should be observed:
1) FooEings placed on the undisturbed rock below topsoil and dis-
turbed material may be deslgned for a maxlmum bearlng pressure of
4,000 psf. Settlements are expected to be minor and essentlally
occur during construction.
Spread footings should lrave a minlnum wldth of 12 lnches for wal,ls
and 18 inches for columns,

walls acEing as retaining structures should also be designed to

4) ExEerior footings sho-uld be provrded wirh adequate soil cover above
thelr bearing elevatlon for frost protection. Frost deprh may be
reduced where sound undisturbed rock is encountered.
5) Areas of loose or soft maEerlal encountered wiLhin Ehe foundation
excavatlon shourd be removed and the footings extended down to the
natural hard bedrock. Open joints or fractures exposed aE the
bedrock surface wilrrin Ehe excavatron should be firled wrth grout
or a comparable sealer or the materlal removed, Excavatlon ext.endrng
inEo the bedrock and berow the upper broken zone wrrl be difflcult
and may require blasting,

FLOOR SLABS
The overburden soils encountered 1n the borlngs consl-st prlmarily

Dear Curt:
I discussed your questions with the staff concerning Lot 9A's breakdown of
GRFA to create a primary and secondary unit. Our opinion was that it would
be necessary to reduce the square footage of the existing unit down to the
alIowed square footage of a secondary unit. As I recal 1, the allowed square
footage for a secondary unit was 1,856 square feet. The 250 square foot
credit for upgrading of structures cou'l d not be applied to the existing unit to make the square footage come under the secondary unit GRFA allotment-
The intent of the 250 square foot credit is to al low for upgrading of
exist'ing structures. The staff felt that it would be pushing the intent of
the 250 square feet to allow you to use that square footage to come under
the secondary GRFA requirement for your secondary unit.
Another option would be to utiljze the exjstjng un'i t as your prjmary unit.
As I remember, the owner did not particularly like th'i s idea. However, it is an alternative if you do not want to take square footage away from your
existing unit. Please remember that I was also concerned about the site
coverage on this lot. From your site p1an, it appeared as though this might
be a problem for you if you try to add another unit to the property.

following auggeeted zoning ordinance amendrnent be submitted to the
Trueteeg for consideration in the forthcoming redraft:
sornething to the effect that: Adjacent property ownera will be notified by rnail of a particular variance requeet, the time and place of hearing, and
the addregs to which they can direct their comments, if any.
At preeent the Zoning ordinance doee not require that notification be
rnade to adjacent reeidents.
The Board unanirnouely approved thie motion. Thie auggeetion will be
preeented to the Trusteee at their next meeting.
