As we discussed in our phone conversation:
The Town of Vail has received a building permit application (807-0188)
for renovations to Unit 27 at 9 Vail Road. The renovations include the
construction of a laundry room within the existing L.C.E. attic space.
Such a proposal is an addition of GRFA (gross residential floor area) lo
Unit 27 that first requires Town of Vail Design Review approval. The
submitied building permit application (807-0188) can not be issued until
the 9 Vail Road (aka Holiday House) Condominium Association submits a
design review application for this addition on behalf of the unit owner.
Please submit this application at your earliest convenience.
As you are aware, 9 Vail Road is legally non-conforming in regard to
densig. Therefore, additions of GRFA can only be facilitated though
the "lnterior Conversion" or "250 Ordinance" additional GRFA
regulations. The proposed addition to Unit 27 can only be accomplished
by utilizing the "250 Ordinance" which, pursuant to Section 12-'15-5,
Vail Town Code, must be reviewed for conformance with the Town's design
guidelines.
The implication of this requirement is that 9 Vail Road's existing wood
shake roof must be removed and replaced with a non-wood shake, Class A
roof assembly prior to the addition of GRFA to any unit within the
building using the "250 Ordinance". Therefore, the building permit
application (807-0188) for Unit 27 can not be approved as submitted,
unless the application is modified to include the replacement of the
entire 9 Vail Road roof.
