On April 14-19, 2010, at your request, I visited the property referenced above to
observe the general condition of the exterior decks afong the east side and have
pravided you with my observations. The opinions expressed in fhis report are
based on visua! obsenration and structuraf analysis for the compliance with
applicable buifding code of tF�e condition of ihe structure on this date, without
disfurbing any integrity of the decks or building. These opinions do not represent
overall property review. The original construction documents for the deck were
not present at the time af my visit.
PERSONS PRESENT AT THE T1ME OF VISIT:

PURPOSE AND SCOPE:
The purpose of this report is to evaluate the struc#urai integrity of the main level
existing exierior decks and to provide recommendafions of the remedial work thaf
should be done in areas where the structure does not meet applicable building
codes design values and for any damage thai is observed.
BACKGROUND:
The property is the north side of a fwo story duplex with a crawlspace buift on a
moderate sloping 1ot from #he west of the building down toward the east of the
buiiding. The building was origina[ly designed and fauilt in the early 1980's. A
renovation was done in 2000 to the residence accarding to the architectural plans
that were provided. According to the plans the building was constructed with a
cast in place concrete, glulam beams, and dimensional lumber, According to the
origina) plans the main levei decks were originally built as two separate decks
with dimensional lumber that were either cantilevered or supported on dropped
beams. During the time of my visit it appeared fhaf a portion of the original deck
located to the east of the kitchen was supported by a series of timber braces.

The renovation of the main level decks appeared to be to connect the finro decks
and to expand the deck to the northeast locafed off the new recreational room.
OBSERVATtONS:
Refer to the attached sheei S7 for ihe exisiing deck member sizes and focations.
I did not observe signs of deck movement nor any major deflection problems at
the time of my visit. Althaugh the deck members did look wea#hered it appeared
that there were no signs of deteriorafion. It did appear that moisture was getting
into the plywood soffii area beiow the living space located to the south end of the
building. The existing 2x6 decking appeared to be weathered but showed no
signs of sfructural problems. The long existing (2)-2x10 brace iocated under the
existing (6}-2x10 can#itevered member had a long crack along the tap length of it.
The bottom side of fhe (2)-2x10 brace was bearing on what appeared to be a
concrefe bell pier connected by a mechanical connection. The bell pier did not
appear to be on a 45 degree ang[e and did not appear ta have the minimum
required frost protection. Afl of the deck posts rested on concrete piers ranging
from 1 Q" to 16° in diameter that appeared to be embedded into fhe ground excepf
for the ones indicated on plan. Without excavating around the concrete piers
there is know way to verify if the piers are connected to isolated spread footings
nor can the praper frost depth proteciion be determined. Aithough it appeared
that some of the mechanical base plate connection did not have the required
edge distance spacing the concrete piers did no# show any signs of cracking
where the 6x6 pasts were connecied to them. Either the middle 6x6 post or the
concrete pier loca#ed under the 5 1/8" x'i 3%" glutam beam located under the
bay bump out of the fiving room appeared to be angled outward away from the
building. Again this concrete pier did not show any signs of cracking. I noticed
that some of the 6x6 posts did not have a connection between the post and
beam members. The railings were a%" by'r�" tube steel vertical picket spaced
approximately 4" o.c. that spanned down the exterior rim board approximately 8"
and was attached two the rim board wifh either two screws or one screw. The top
of the picket was attached to a wood cap rail that is to be removed and replaced
with a continuous steel cap rail. There were no corner cotumns, nor any
intermediaie columns befinreen the cap rails. At the time of my visit I did notice a
!ot of moisture in the ground just to the east of the deck (acated off the
recreational room. This appeared to be from the run off coming out of a surface
drain located near the deck steps.
CONCLUSIONS:
In my opinion, although fhere is some discretion on proper construction
procedures, the deck does not appear to have any major problems structurally.
After checking the existing members with fhe current applicable code design

loads, I do feel that some of the members are undersized. Also without knowing
the actual screw size and tength that the pickets are attached with, it appears
that the railings do not meet ihe required applicable code design )oads. 1 feel if
the proper flashing and waterproofing per the architect or waterproofing
consultant is not used along the so�t area under the existing living space, that in
time this area will see mold and the rotting of the existing structural members.
RECOMMENDATIONS:
Refer to the attached sheet S7 for the recommended deck provisions. I do
recommend that a Simpson T or L strap be applied ta any post to beam member
that does not have a mechanical connection. I do recommend that the alignment
of the post tha# appears to be angle outward be check and reported to us for any
remedy. I do recommend that the existing railing be further eva(uated to
determine if it meets #he required applicable code design loads. I fee! tha# the
flashing and waterproofing issue along the soffit area be further evaluated by an
architect or a waterproofing consultant. I also recommend ihat the surFace drain
located near the deck steps be routed to drain well below the existing deck to
prevent any possible settlement in this area. The drain locations should be
verifiied with the soils engineer on record.
