As requested, we have performed a general review of the mechanical systems for this remodel project.
Overall, it appears there are very few changes being implemented and these changes are relatively minor.
Scope of work summary with comments:
1) 402 Laundry: Addition of a clothes washer and gas dryer. A new gas line will be required for
the dryer. The dryer will be exhausted to the outside per code. A transfer grille will be provided
at both dryer locations (402 & 403), for make -up air.
2) 403 Kitchen: Addition of a gas range, exhaust hood and one dishwasher. It is our understanding
that at one time 403 had a kitchen and so the plumbing systems should be adequately sized for
these new loads. Rader Engineering to confirm with a site visit during demo phase of the project.
Exhaust hood airflow rating will be kept under 400 CFM to avoid code requirement for tempered
make -up air.
3) 402 Kitchen: Replacement of existing range exhaust hood. Again, airflow rating will be kept
under 400 CFM to avoid make -up air.
4) Fireplaces: No addition of gas fireplaces. The 3 total gas fireplaces will remain.
5) Existing Water Supply Fixture Units (WSFUs) for both units combined calculated to be 34.2,
whereas the new proposed total WSFUs for both units combined calculated to be 33.5, for a net
decrease.
6) Existing gas load is estimated to be 285 MBH for both units combined, whereas the new
proposed total (with addition of dryer and range) is estimated to be 420 MBH, for a total added
load of 135 MBH. Because it is believed that 403 at one time had a kitchen with gas range, the
true added load should be closer to only 35 MBH. We believe that the addition of only 35 MB11
(for the new dryer) will not be an issue whatsoever. Again, during the demo phase of the project,
we will perform a site visit to review actual site conditions.
