assumptions, as described below, were used for this pricing.
Note: These specifications were created for the purpose of developing a budget for this project.
They are not intended to replace or create design elements for this project. They are only
intended to be used for pricing and defining the scope of work to be done. By creating these
specifications Cohen Construction, Inc. does not represent that they are providing design or
architectural services and assumes no responsibility for such service. For the purpose of this

Monolithic Waterproofing System / 24 Gauge Pre-finished Flashings:
Locations: Above the office and closet area
Specifications as follows:
1] Install 215 mil of CCW-500 Vapor Lock waterproofing at all locations with a plywood substrate. Extend
the membrane 18" at all deck to wall locations and down the face of the foundation wall. The
Waterproofing consist of�
al One layer of y11-90 90 mil flashing.
b] Apply a coat of CCW-500 hot applied membrane at a rate of 13 sq. ft. per gallon as required to
obtain an average thickness of 125 mils.
2] Flood test the deck as required by Carlisle Coatings and Waterproofing
3] Install a layer off CCW-Protection course HS over the hot applied waterproofing.
4] Install a layer off Grace 1/8" Asphaltic Protection Board over the CCW-Protection Course.
5] Install 24 Gauge pre-finished drip edge flashing, deck to wall flashing and counter flashing around the
deck posts. Color to be selected from the manufacturer's standard color chart.
Exclusions and Qualifications:
1] All specifications and pricing are based on the PDF files sent Jeff Cohen.
2] Any work associated with removing and reinstalling the existing siding, stone, stucco and railings is
excluded from this proposal.
3] Pricinq is based on the kettle being, set up directly adjacent to the decks so the hot rubber can be
carried drectly on to the surface receivmg the hot rubber or up ladders to the deck surface above. This

kettle does not have the capabilities to pump up vertical inclines; therefore close proximity to the deck
surface is a must.

NOTE — Additional savings may be possible if the deck post attachment detail is changed so it does not

transfer air from directly behind the water heater across the room for the low fresh air pipe.
• Relocate existing Master Bath exhaust fan termination.
• Alter dining room baseboard loop on south wall to allow for the addition of a door to the outside. A
section of heat will be removed and looped under the floor to attach back to the existing piping.
• Disconnect and drain the snowmelt system from the boiler system. Use the existing ports and
zone valve for a new baseboard loop to be added in the office addition. A new thermostat will be
included with this zone. Mains will be run from the mechanical room to the new office and heat

Dear Jeff:
As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. 'observed the
excavation at the subject site on July 17, 2012 to evaluate the soils exposed for foundation
support. The findings of our observations and recommendations for the foundation
design are presented in this report. The services were performed in accordance with our
agreement for professional engineering services to you, dated July 16, 2012.
The addition will be attached to the south side of the duplex residence and be cut into the
hillside. Spread footings sized for an allowable bearing pressure of 1,500 psf were
assumed for the foundation support.
At the time of our visit to the site, the foundation excavation had been cut in one main
level from 3 to 11 feet below the adjacent ground surface. The south end was stepped
about one foot lower than the main excavation level. The soils exposed in the bottom of
the excavation consisted of silty sandy gravel with cobbles that had been compacted. The
results of a gradation analysis performed on a sample of the gravel (minus 5 inch fraction)
obtained from the site are presented on Figure 1. No free water was encountered in the
excavation and the soils were rnoist except in the south step down azea where the soils
were wet and relatively soft. The footings of the existing building were exposed by the
excavation.
Considering the conditions exposed in the excavation and the nature of the proposed
construction, spread footings placed on the undisturbed natural soil designed for an
allowable soil bearing pressure of 1,500 psf should be adequate for support of the
proposed addition. Footings should be a minimum width of 16 inches for continuous
walls and 2 feet far columns. Loose disturbed and wet soils should be removed and the
bearing level extended down to the firm natural soils. Exterior footings should be
provided with adequate soil cover above their bearing elevatians for frost protection.

such as by assurning an unsupported length of at least 12 feet. Foundation walls acting as
retaining structwes should also be designed to resist a lateral earth pressure based on an
equivalent fluid unit weight of at least 45 pcf for on-site granular soil as backfill. A
sliding coefficient of 0.45 can be used to resist lateral load on the foundation. A
perimeter foundation drain should be provided to prevent temporary buildup of
hydrostatic pressure behind the basement walls and prevent wetting of the lower level.
Structural fill placed within floor slab areas can consist of the on-site granular soils
compacted to at least 95% of standard Proctor density at a moisture content near
optimum. Backfill placed around the structure should be compacted and the surface
graded to prevent panding within at least 10 feet of the building.
The recommendations submitted in this letter are based on our observation of the soils
exposed within the foundation excavation and do not include subsurface exploration to
evaluate the subsurface conditions within the loaded depth of foundation influence. This
study is based on the assumption that soils beneath the footings have equal or better
support than those exposed. Th� risk of foundation nnovement may be greater than
indicated in this report because of possible variations in the subsurface conditions. In
order to reveal the nature and extent of vaziations in the subsurface conditions below the
excavation, drilling would be required. It is possible the data obtained by subsurface
exploration could change the recommendations contained in this letter. Our services do
not include determining the presence, prevention or possibility of mold or other biological
contaminants (MOBC) developing in the future. If the client is concerned about MOBC,
then a professional in this special field ofpractice should be consulted.
