The review process for new construction normally requires two separate meetings of the Design Review
Board: a conceptual review and a final review. Applicants should plan on presenting their development
proposal at a minimum of two meetings before obtaining final approval.

• Ties to existing benchmark, either USGS landmark or sewer invert. This information must be
clearly stated on the survey
• Property boundaries to the nearest hundredth (.01) of a foot accuracy. Distances and bearings
and a basis of bearing must be shown. Show existing pins or monuments found and their
relationship to the established corner.
· • Show right of way and property lines; including bearings, distances and curve information.
• Indicate all easements identified on the subdivision plat and recorded against the property as
indicated in the title report. List any easement restrictions.
• Spot ~levations at the edge of asphalt, along the street frontage of the property at twenty-five
foot intervals (25'), and a minimum of one spot elevations on either side of the lot.
• Topographic conditions at two foot contour intervals
• Existing trees or groups of trees having trunks with diameters of 4" or more, as measured from a
point one foot above grade.
• Rock outcroppings and other significant natural features (large boulders, intermittent streams,
etc.).
• All existing improvements (including foundation walls, roof overhangs, building overhangs, etc.).
• Environmental Hazards (ie. Rock fall, debris flow, avalanche, wetlands, floodplain, soils)
• Watercourse setbacks, if applicable (show centerline and edge of stream or creek in addition to
the required stream or creak setback)
• . Show all utility meter locations, including any pedestals on site or in the right-of-way adjacent to
the site. Exact location of existing utility sources and proposed service lines from their source to
the structure. Utilities to include:

• Proposed driveways, including percent slope and spot elevations at the property line, garage slab
and as necessary along the centerline of the driveway to accurately reflect grade.

uphill direction.

The Town of Vail Public Works Department has reviewed the design review application for the
proposed Young Residence. The following is a summary of the comments from that review:
• Call out a 4' pan with 2" invert with no snowmelt heat, or a 2'-6" roll over curb.
• Provide the site plan at 1 "-1 0' scale.
• Show spot elevations and slope of driveway.
• Label the driveway as snowmelt heated or not heated? If heated, a driveway within the
right-of-way must be on a separate zone.
• All snow storage must be within the lot lines.
• Show all retaining walls. Retaining walls to be a minimum of 2' from property lines.
• Call out top and bottom elevations of all retaining walls.
• Provide a writen approval from utility companies for driveway in utility easement.
• Max height for retaining walls in front setback is 3', unless related to the driveway.
• Driveway to be located with in property frontage in the right-of-way.

• Label all roof ridge and eave elevations on the site plan.
• Show the existing (natural) topography below the proposed house footprint on the site
plan.
• Show the driveway configuration with a heavier line on the site . and landscape plans
(currently difficult to read).
• On the site plan, delineate the 4 required parking spaces with a 9'x18' box for garage
spaces and a 9'x19 ' box for exterior spaces.
• Label the exterior materials on the elevation drawings.
• On the cross sections, identify how the attic spaces taller than 5 feet in height comply
with the GRFA regulations.
